Site sales often have "negotiables" they can offer when they are desperate for sales, near the end of a month, or quarter.
You may get "extras" thrown in too.
But with demand greater than the supply, house builders don't have to offer discounts due to Help to Buy etc.
Try for a 5%-10% discount and see what you can get though.
Older homes are always cheaper and better value.
