Redrow on 2012?

New Build Inspections

TITLE SHOULD READ: REDROW IN 2012

I am new to this site, but have been reading some disappointing stories on the internet about this developer.

I am currently looking at a new Redrow development in Northamptonshire. From what I have seen and heard about it so far all looks very promising, they are building the New Heritage homes there. The site looks very well organised and I am told (by the site sales rep) that the Site Foreman is a stickler for good practice. However, the stories I have read thus far are worrying me somewhat.

One thing I have noticed is that most if not all of the various Forum input across the web has been about Redrow developments prior to 2010/11. Has there been a change within Redrow in the last year that may have seen some improvement in their working practices? I have found no recent internet complaints about them?

Obviously my site rep confirms this and has said that she attends meetings regarding their Customer care and has not heard of any major customer complaints, but then she would wouldn't she?

My other concern with this site is that they are going to be using a Management company (Greenbelt Group) to maintain land next to the estate and from recent TV reports this firm cannot be trusted to do the job the home owners will be paying for.

Does anyone here have any views or information on these two matters that may help me in making a decision on this?

Thanks in anticipation

Do not believe what any house builder tells you!
Be very wary of what a site sales negotiator tells you!
All they want is the reservation for their weekly figures and will tell you anything to get that sale!

Let's face it she is hardly going to say the "site foreman" (by the way it is the Site Manager who is in charge not the foreman) is lazy and never leaves his site office.
And as you say she is hardly going to tell you if they get lots of complaints.
You should be aware that Redrow are one of the small national house builders, building just a quarter of the homes built by Taylor Wimpey fior example.
This may well reflect the lack of complaints recently.
You should look at Redrow Gripe

Before you finally decide to reserve, knock on a few doors of occupied homes on the developement.
Ask what they think of their Redrow home and the after sales service given.
You may be lucky and the Site Manager may just be very passionate about the homes he builds.

I wouldn't buy a new home that is liable to ongoing off-site maintenance costs full stop!
The house builders should pay for these out of their huge profits!

I think you already know what you should not do!

Thanks for your advice it really is much appreciated.

The site I am looking at is in the very early stages and from what you have said above I think I would be best to sit and wait and see how things turn out; your advice to see how others settle in and get on with Redrow is very sensible and something I will definitely do before making any decisions.

I agree with you about the off-site maintenance costs associated with this site, but its seemingly very common these days, though I know such arrangements are often hotly disputed across the country.

Again thanks for your time and advice.

Waiting until later may mean that the prices are higher.
Buying off-plan before the show homes are even built and open can mean savings, but then again you live on a building site for longer too.
and you cant see what others think of Redrow. See When to buy a new home

Amazing how the sales rep knows the foreman is a "stickler for good practice" when he hasnt built a new home on the site yet.
The various trade contractors he is given to work with may be terrible!
You could ask if he has won any NHBC Quality Awards recently.
You could also visit some other Redrow sites that are nearly finished.

Good luck and remember, don't trust anyone and ask lots of questions.
