Persimmon Roof Construction - any thoughts ?

Hi ,

I moved into my Persimmon home 18 months ago and considering their reputation I hasn’t been too bad . However I noticed a crack in the bathroom ceiling so thought I’d take a look . It turns out they didn’t bother to vent the bathroom fan ! Anyway as the house goes out of its two year warranty in 6 months I thought I’d have a look at the roof space while I was up there . I was really surprised with what I saw . I’m going to get it independently surveyed but thought I’d get some opinions on here first . Any constructive thoughts would be welcome . agreed its not the best looking job ive ever seen ....might be worth getting someone to look at it if youre concerned ...try the builder first , show them the pics

K2 ROOF SURVEYORS ....based in wakefield but cover nationwide are the chaps to call ...they specialise in this sort of thing

i doubt the cracks in the ceiling were due to any thing in these pics

Look at the cleats, there are none, so you have an unsafe roof. So contact the NHBC - ASAP as the insure the building for 10 years, they are paid for by the builders so are very very limited to their accusations but is a start to getting a decision to go to the Ombudsman, with this terrible situation you find yourself in - do not delay as it looks bad - think of Snagaroo (stupid name I know) but they are good to have in your corner.

Look at the cleats, there are none, so you have an unsafe roof. So contact the NHBC - ASAP as the insure the building for 10 years, they are paid for by the builders so are very very limited to their accusations but is a start to getting a decision to go to the Ombudsman, with this terrible situation you find yourself in - do not delay as it looks bad - think of Snagaroo (stupid name I know) but they are good to have in your corner.

thanks for your reply . Can you tell me are cleats mandatory on all roofs , also can you confirm why you think it’s unsafe

Have a look at the Roof Trusses, with cleats, this is my roof in parts, the other parts are like yours, that is why I am taking the Builder (laughable) to court.

Don't forget guys if it's a traditional cut roof and not trusses ..there will not be any cleats ...( Metal connecting plates)
Cut roofs will be simply nailed ...

all that timber in the first photo looks like a cut roof to me ...or more specifically it looks like a hybrid of the two ... Perhaps on a hip ..difficult to tell from the pic

Hello, I am not a professional in this field, but as far as I know, it is not as easy as you think to build a rooftop. There are special techniques you have to learn before building anything like that. If you are interested, you can find more information on the internet. Also, if you build a new roof, you have to use some roof trusses or floor trusses to make the job easier for you and make the construction safer. See it by yourself; I am sure you won't be disappointed about it.
