No insulation behind slope ceilling / half height wall ???

New Build Inspections

We purchased a new build in Darlington 4.5 years ago and we are currently getting the en suite upstairs re-fitted with new shower etc

Whilst the shaver socket was off the wall, I stuck my camera in behind to see what there was in terms of insulation behind the half-height wall and sloping ceiling as that room is freezing compared to the rest of the house (we always thought it was because it is above the garage, along with our bedroom which also has sloping ceiling on the front of the house)

I’ve attached the photos – does it look to you like there is no insulation or could it be insulated above instead? Theres an ice cold breeze coming out of the shaver socket and I can see the back of the plasterboard and the roof membrane all the way along the room

I’ve asked the builders to confirm it should be like that. If it is – is there anything I can do before tiles go on to make it warmer?

Also no sure whats behind the slop part of the ceiling – any way to tell? I can get loft access if that helps

Thanks

Martyn

This area should have been properly insulated.
That is why it is markedly colder than the rest of the house.
As your home is five years old the builder is not required under the warranty to do anything about it.
I doubt whether the warranty provider would cover this now either, unless you reported this room being cold to the builder within two years of moving in.

Luckily, it looks as if it is large enough for access and I would suggest some 100mm thick polystyrene sheets or even fill the whole void with blown in fibre insulation.

Thanks

The days after I reported it the builders came back and installed 110mm kingsman boards behind the wall and on the floor (utility room ceiling) ands it's all now been tiled over :)
