NHBC bends to builder's whim

New Build Inspections

Contractor warned me today that another customer on site had a similar problem to my home.

The contractor reported X work needs doing and the house builder refused to pay.

The contractor then called-in the NHBC. An NHBC inspected the property and agreed X work needed doing. The house builder signed-off on the NHBC decision, but then did not action anything.

Once the NHBC were contented with a signature, the house builder came round with another NHBC inspector to provide a second opinion. The second threw out the previous report and contractor is unable to help further.

Case closed?

What is the issues? Who is the builder? You need to look up the building regulation and NHBC tech standard and go back to the NHBC. Typical of NHBC.Make sure you take pictures, make sure all communication is by email or in writing.

Redrow knows because they built it. We don't know, NHBC does not know, and to find out we need to pull walls down and tear floors up.

This is what we had to do! Found no insulation where there should be in the walls and first floor not installed properly and the services also not installed properly. We took over 240 photographs but even then you would think matters would have been accepted, but no 2 years later, but at least now somebody at the NHBC has looked and seen the defects. You are prevented from diagnosing as neither NHBC or builder will cooperate with a suitably appointed professional and they with hold access to the drawings and reports! We have not slept properly for 2 years they drain the life out of you in endless correspondence. The building control system is not working , this is an inspection point and written in the record for our house is nothing reportable!!! You can quote consumer code for builders but they just ignore this.
