In 2018 we were set to purchase a barn conversion at Forest, Scorton, North Yorkshire from Mandale Homes who are based in Stockton-on-Tees. After we had paid a deposit of 25% & exchanged contracts, the week before Christmas they informed us that they no longer intended to constructed the garage & utility (planned separate new build) & gave no reason for doing so, nor did they offer us a discount on the remaining property which was effectively reduced in size by approximately 25%. They also informed us that they would no longer communicate with us direct & all future contact would only take place via our solicitors. Due to Mandale Homes deciding not to construct the garage & utility & their despicable behaviour toward us, we decided to withdraw from the purchase/contract. Two weeks later, we thought we would visit the site to see what progress had been made on the build-& 'surprise-surprise' the garage & utility were in the early stage of construction. A few months later, the property was completed to plan including the garage & utility & was remarketed for £15,000 more than the original purchase price. If a property purchase contract is not worth the paper it is written on & a developer can reduce the size of your property by 25% why have a contract at all? Effectively, a builder could offer to build you a £2 million mansion & then decide to build you a dog kennel! We have consulted two law firms about this developer & apparently there's not a thing we can do about it! Any advice on the matter who be most welcome.
