help please re cracks and lintels

Looking to purchase a house that is 18 months old. Just had a snagging survey done, it's come back with some minor things but most important is quite a few cracks in the render - these are mostly around windows and doors. Also on 3 windows of this small bungalow, the windows have stone lintels above and same as cills below - several have cracks, one on the lintel which goes up into the render, and two of them the lower stone cill is cracked in the centre. As the builders two year warranty should still be in place are these things likely to be sorted by him (small developer)? Any advice please? Not sure what to do next, does this need a structural engineer to look at it?

Pic 1 is the lintel which is cracked.

Some of the other stone cills are in two pieces, and the mortar cracked all the way up.. This seems odd to me, shouldn't the cill be in one piece anyway?

thats an interesting one as its cracked the render as well as the stone lintel

is this s south facing elevation problem ?

its not unusual to see cracks in both ..i have some cracks in my stone cills at home ....but my warranty ran out years ago

if your still in warranty ask them to have a look

typically hairline cracking would not be condidered an issue by the builder or NHBC ....but they will say monitor it ....well you not got much time left on your warranty !!

so see what they say ...DONT get an engineer just yet , unless you got them everywhere ...see what the builder and warranty company say first before spending money

ive sealed my with silicone ...its not moved in years
