my garden has abysmal drainage. the house was bought with front and rear landscaped gardens. builder has tried to remedy 3 times but still very poor.

windows are draughty - told it is from the trickle vents.

windows fitted deep over cavity wall. all other homes windows are sat on outer skin of brick


any advice anyone?

By trying to fix the drainage problem they are admitting that there is a problem. What have they been doing to try to fix it? Either new topsoil or a soakway is required. You have probably seen this link:

It might be worth contacting the owners of this site, as they have had problems with drainage in their new Persimmon Home as you can see.

Windows
Not exactly sure what you mean, sounds dodgy though. Trickle vents can normally be opened and closed, so if they were open and causing a draught you should be able to close them and stop the draught.
