Barratt homes

New Build Inspections

We bought a Barratt house a year ago, and we had builders in for the first 8 months doing work. We have had floods, 3 replacement carpets downstairs, 2 upstairs, handrails loose, plug sockets were hanging off when we moved in, ceilings replastered, dents and marks on walls, cupboards not fitted properly etc etc. I could go on forever. The construction director told us to get rid of our uplighter because it showed the imperfections on the ceiling. All in all, we had someone come round and he listed 4 sides of A4 paper of faults. A year later, we are still not satisfied with our new house. If anyone else has similar stories, I would love to hear from them.

Helen.

I moved into a Wimpey home 18 months ago and only after a year did we finally feel (relatively) happy with the house.
Despite countless screws showing, poor paintwork, bowing walls, wonky radiators and wonky ceilings, we had a few more serious problems.
On the day of moving in they delayed us for ages because we had a leak in the kitchen.
A few days after moving in I noticed water seeping through the ceiling in the dining room. The waste pipe from the sink had never been connected properly and had come loose. If we hadn't been there I dread to think of the concequences. Instead we had part of the ceiling replaced.
Since then we have had a dodgy boiler and countless other plumbing problems. The plumbers are utterly incompetant. Never before have I encountered such poorly qualified and indifferent workers.
I could live with the poor paint etc and probably it wouldn't have bothered me so much if everything else hadn't happened. I don't believe this is a Wimpey problem as such, I do believe it is a problem with the plumbing company but Wimpey should not be employing such people.
When I asked the Site Manager why they employed these plumbers he said,
"If you were selling socks and you found someone who could make them cheaper than anyone else then you would pick them"
I think that tells you everything.

I use to be a contractor for these mojor developers,
In my contract we was given a specification sheet of what manufacturer we had to purchase our materials from, the material we was summond to use can only be describe as third rate rubbish that i wouldn't have used if it was given to us for free!
When enquired about this stipulation of contract i was informed that the builder's received what's known as a backhander, something like ?50 per house on every house that this product was used in! When i established this products failings i was told to keep quite and replace the better product in the poor quality packaging, so when these rep's from these dodgy companies inspected the site to make sure the products where being used, they could see they product packaging in the skips and issue the back hander!
These major house builders can build hundreds of houses a year, so you can guess the return being made!
It's not about quality, it's about profit's!

CAVEAT EMPTOR!!!
I bought a two-bedroom apartment on The Oaks estate in Witham, Essex, last year for GBP 158,995. Now that I am trying to sell it, I am advised that it is only worth 139950!!!! The estate agents advise that they are shocked that any surveyor would have priced any of the new homes on this estate at the selling price last year and currently. In a time when house prices are still rising nicely, the owners of homes on this estate are losing 20,000 GBP plus. Given the poor service from these builders I would urge anyone to approach with caution unless you too wish to be the only people in negative equity whilst the rest of the nation enjoys healthy increase on investment.

my brother works for barratts and agrees they are the worst builders he has ever worked for also he says it is true about the kickbacks for using certain suppliers of dodgy cheap equipment, national agreements are set up every year and the cheapest bidder always wins regardless of quality. So do not blame barratts employees as you are only as good as the tools and equipment you are given to build with:angry:

I bought a barratt 3 story house on 17-12-07 it took us 6 months to buy it and get past all the LIES e.g. you can get a 2 year mortgage at 3% as well as trade in LIE trade in is easy Lie it took 6 months they said they would give 97% of value ours was valued at 160k we got 129k they even tried to take the toilet roll holders off us, they promised some extra flags now they refuse but have laid exra paving next door free!we have had so many jobs they now refuse to come out in fact the site manager a squirrel called Cyril put the phone down on my wife.
I wrote to the chairman but it was only passed to the people that we are having problems with I contacted nhbc but they have not replied we also have the cold floors downstairs, if anyone is still thinking of buying a barratt house at Idle in Bradford West Yorkshire get everything in writing the problem is most contact is by phone 'no record'!
We have been here 3 months and I am in the process of getting the work done then taking them to the Small Claims Court, then we will try to sell this place as I refuse to have to go through the courts just to get the warranty work done as the squirrel is refusing to do the work!
We have been blocked in twice now due to concrete mixer and tarmac both time we were not told they were blocking us in but all the builders knew asd they had all moved their vans then the squirrel came up to my car window and laughed at me, perhaps it was a good job my wife was in the car as I would be in a police cell now!
What can I do!!!!!!!!!!

Hi Thanks for your reply.
I think the answer is 'penny pinching' thet tried to takeawy our outside light and many other small items as well as larger one's the flagging debate I have hadf a reply as good as saying that I am a liar! even though there was 2 witnesses and there was a large mark like glue we reported it on the day we moved in with 7 witnesses and he said in the letter that I suggest that I reported it and as a gesture of 'goodwill' barratt will replace it but it might not match!
