Yes it does sound incredibly complicated - even more reason buyers should NEVER use the house builder's choice or preferred solicitor whatever they tell you!
 
I just found out, today amazingly not only do i not get a copy of the "as builts" i do even get a copy of the basic "Hatfield house" plan.

WTF are these people playing at????? any decent company knows you issue a plan/ drawings "for tender" to get a quote from subbys

You issue a set of plans/drawings modified and marked "for construction" to your workforce

You then issue a set of plans/drawings, modified as required, and marked "as built" to your final customer.

Persimmon woman now saying you are welcome to come and look at the "hatfield plan" anytime in the office, just we have been told we cant issue plans at any time. so she means i get to go and look at the "tender" or "construction" plans, but none have ever been updated as they are worthless unless a clear auditable trail is left to show the drawing is correct to my particular home, which it is not, i can tell this as my air vent in the en-suite is drawn to the roof, not the wall as the "construction" plan shows. so i guess my question is "how on earth do i get "as built" plans to work from in the future??????? This is getting infuriating now.

an "as built" can not differ from the property as the "construction or working" drawing is ammended as something is being built to reflect and record the changes from the construction drawing from bygglovsritningar tiltbyggnad, if you variate from the construction drawing for any reason then you red pen the drawing to match the actual construction, at the end the ammended construction drawings (usually mod 75 or so by now) are used to complete the "as built drawings" thats why they are called "as builts". Thus each and every house on this new estate should have its own unique set of as built drawings.
Is it necessary to get architect drawings to get a building application for an extension???

I was told a while ago that my local council only need a drawing to show the extent of the build and that the final technical aspects (materials, drainage etc) would actually be carried out by the builder and therefore not needed on the application drawing.

Any opinions on NOT using an architect?
