Concerned about brick work quality on our new build

New Build Inspections

Hi All,

We've had out Linden Home for a year now and I'm getting more and more concerned about the quality of the brick work. They used a lime mortar with red engineering brick. Having made SUCH a dogs dinner of it on so many priorities they have changed to a more traditional grey mortar on the newer properties which I have to say look much better.

I kicked up a stink when we moved in because the brick work was so filthy. They sent an old boy around with a bucket of acid and a paint brush for a few days and it is only mildly better in the worst areas.

We have wonkey bricks, damp course showing, inconsistent perp joints, chipped bricks, cracked bricks.

Photos attached. Can anyone suggest what we should do? Is this cosmetic or should we be concerned?

Following on I'd like to get some kind of survey done. I don't want a full house snagging report as they seem to mainly cover decorating and things I can figure out myself. Does anyone provide a service concerning the important stuff. Brickwork, roofing, guttering etc..

Easiest and cheapest option is to go on net and get hold of the Nhbc guide

A guide to good brickwork

That will answer many of your questions

A snagging inspection can cover whatever you wish.. We have been to properties just to inspect brickwork and provide a report

I can send you copies if you wish

Or call us for a chat.. And we will advise if there's anything worth pursuing with the builder

Thank you. Once the brick work contractor has had a look "All good services" (oh the irony) I may take it further.

Appreciate your feedback.

Our Linden property has abysmal brick work. The brick have black patches, spots, the bricks are wonky, and have efflorescence white powder on them constantly, and this is still after 9 months. The condition is getting worse with some bricks cracking severely, some of the mortar is missing as well. We believe they must have done something wrong with the bricks because non of our neighbours have this problem. Linden refuse to do much about it, excusing black patches by saying something ridiculous like they are part of the design. To be honest I have never seen brickwork like this before in my life. Does anyone know how I would go about bringing the NHBC in on this because it is not acceptable.

The white is just salt. It will wash off no problem. The bricks do come like that. Looks pretty normal to me but I'm no expert.
