A few weeks on and this company has still not completed the snagging lists. I gave them another 4 weeks to do the work when the Customer Services Manager sat in this house and said that they would complete it in 4 weeks.
It would seem that it is a requirement for employees of Stewart Milne Homes to be so sparing with the truth that nothing can be believed at all.
Could I say to anyone taking advantage of the current offers on this site (Linburn Grange) that you will need every penny you save (and then some) to correct the faults you will receive. I am truly sick of these people and their false words.
I still have doors (back and front) that do not fit properly, radiators which leak, and an un-usable garden area (the soil is just a couple of inches deep in places). All this 4 months after moving in.
I've stopped adding to the lists I sent them. There is no point if they do nothing to correct them.
I just wish the snags I had were within my own capability to fix, but they are not, and much too expensive to get someone else to fix so that I can get a life.:evil:

I sympathise with you since I am 18 months into the same problems in a different area. I just wanted to say...do not stop adding to your list and do not let them off with anything. I have had jobs done and they have been worse than before they started the 'repair'. As for the lies...yep...they are second to none. You have no doubt paid a lot of money for your house (note I don't call it a home!) you should stand your ground and get what you paid for. I have been told by SM that if I am not happy I should take it up with NHBC. Yeah sure I should...how niave are they to think that's my only course of action...tut tut SM...the higher you climb.....!! :evil:

Thanks, brokenleaking, for the advice. I can't see any alternative to trying the NHBC, but everyone seems to see this as giving in to them - what is the score with this?
My solicitor wants me to try contacting my neighbours, but if they are bad everywhere then why shouldn't we try an owners club (for those who were foolish enough to buy!)?
callumd is only just up the road from me, and I don't even know his house number!
Getting together might ease the pain! Guess where I live?:S

Its good to see we are not alone! Since I last posted, I have had yet more reasons why they have not been able to paint the soffits of my house - this fault has only been outstanding since 25th May 2007! Its amazing that all the other houses that have been built after ours have somehow managed to be painted - yet the weather has never been right or the equipment available to complete our painting! They have another couple of weeks and I am contacting NHBC. One other issue to highlight on a more serious front - one of our neighbours is getting a conservatory built. When the builders were digging a hole for the new down pipe, they found a major problem with the foundations. It basically meant that within 20 years the house would have major structural damage. Work had to be stopped on the conservatory. Stewart Milne came to inspect & tried to play it down. When my neighbour threatened them with getting Building Control out they hastily changed their minds and are now fully investigating. The worry is that if its on one house you can guarantee its on others.

On an annoying note, the parking on site was totally shocking on Friday. As a result, and not for the first time, the bin lorry was not able to access the street and our black bins went unemptied yet again. I don't know how many times I have complained to the site office about parking but it seems to go in one ear and out the other. One of the workmen has taken to parking in someones drive as they are not around during the week. They show no courtesy or respect whatsoever towards the residents. Also, the amount of litter they generate is incredible. I have never picked up so many bottles and sandwich packets! The worst thing is that right beside our house is a parking bay & on a Saturday morning we have to pick up all the cigarette ends the workmen generate over the week. We had a record collection the other week - 35 cigarette ends, lovely......:evil:

We did have a residents group last year because things were so bad. Maybe we need to resurrect this because it sounds like all our new neighbours are going through what we went and still continue to go through. We had all the head honchos out every fortnight to report on progress etc. Perhaps we need to regroup & include the new people. In case you want to get in touch I am at no 50 and my name is Donna (Callum D is my little boy!)

Welcome back Callum. The bin men have just been round and emptied the bins. The site people did take mine up early on Friday to be available for the lorry, but someone must have parked somewhere else......or what. Yep, litter is a real problem, even that which is now coming to the surface as the 'soil' in the garden erodes.
I use the term soil loosely, as most of the gardens seem to consist of the mudpie material I have watched them mixing on site.

The soil is tremendous isn't it! Not sure what the description of it is - mudpie is probably getting there! When you start digging, be prepared for lots of building material surfacing. We found no end of scaffolding equipment, nails, broken bricks etc. and we were only digging up a small part of the garden. We had turf laid outback but that, together with our turf out front, has turned a rather poorly looking shade of green! I don't hold out much hope of those lasting - but given what it was laid on then its hardly surprising! Drainage - or lack of, is also a considerable problem round our cul-de-sac. We had to get a field drain at the side of our house laid. But you can see from the gardens at the back of us that are just filled with water as soon as there is a shower of rain. Not good.

What type of house do you have?

I haven't had much time to read your messages but what I have read has had me smiling...strange coz it's not funny really...but u guys r having the same conversations I have with my neighbours on a different site. We have nicknames for all SM staff that cross our path...isn't it pathetic that we are reduced to their level in order to cope?! What I meant by not using NHBC..I don't intend keeping these issues to myself when there is a massive public interest to consider!!!
Just in case you haven't done it...check all your windows and doors, both inside and out, for slash marks from the blade they used to rip off the plastic wrapping
....mine were in a mess and most folk have ignored these marks....don't ignore them, u paid for brand new windows remember!

Donna, are you in most of the time? I'm at 22 and called Malcolm, around most of the time, keen to share experiences. A residents group sounds like a good idea - count me in.
Hope Callum is enjoying it here, though not many areas for kids to play!:huh:
