Angry Cold rooms above garage - NHBC visit

Hi

Just joined the site today to vent my frustration!!

Moved into Thorton Grange in Feb 2008 to a Stewart Milne Milngavie house. Have freezing cold rooms over the garage. Had repeatedly put it on snagging and after initially cutting two small holes to check the insulation they said the infamous words "its because its over a garage, why dont you convert it"!

This winter I checked the temperature in the bedrooms. When heating is on the rooms are pleasantly warm but as soon as the sensor recognises it has reached the required temperature and cuts off, the temperature plummets. The temperature in the other bedrooms was 19 degrees but in the bedroom over the garage it was 13 and this was at 7pm not during the night. My daughter is about to move into that room as we now have another addition to the family. There is no way she could spend an evening in that room doing homework etc without having to wear a ski suit!

Today we had NHBC out. Due to delays with Stewart Milne staff arriving late and joiner away home, the inspection started 30 mins late. The inspection was cutting one hole in the garage roof, cutting one hole in the bedroom wall in the wardrobe and taking out 2 sockets and looking at the insulation through them!! No sooner was the inspection done when the NHBC guy rushed off to another appointment. NHBC did not see any lack of insulation and we have to wait for a report. I feel that the inspection was not done thoroughly enough. We said this to the NHBC guy who replied that more holes could be cut at a later date if necessary - whatever that means. We phoned NHBC offices and complained but they said just to wait for report and get in touch with them again. Then we will have to wait months for another appointment. I am so p....d off.

Has anyone had similar problems and how were they dealt with?

I've posted many times on this site, and SM can still get away with anything they want. Problems with showers and tiling abound (even in their most expensive properties), and yes, the room above my garage (in an Aberfoyle) is so cold it's unbelievable. Think they cut every corner they possibly can, and wait for you to notice it. Flashing is a case in point in many Aberfoyle house types - they don't bother with it between the main house roof and the catslide roof over the garage, unless you tell them it's absent.
Not much to hope for, I'm afraid, as nobody really wants to know. Maybe we all just feel too foolish?
I have to say that I found this site BEFORE I bought, and there was very little on it - things have changed a lot in the last 3 years as the scale of their developments has increased.
What a shame for all those still mug enough to buy from them......

I have posted on here a couple of times before re a land slide issue in Dundee on the balmossie site is this your site also ?

I feel I need to stick up for the supervsor joiner I think you are speaking about, we recently had major problems with flooring in our house, the sub contractors came out and tried to make good but as usual failed!!

Mark then arrived at our house and spent the next 2 days making good he talked us through every step and made us feel so relaxed as he went about fixing the job, I think the main problem here is the ammount of defects that stewart Milne homes leave in the house from day one which in turn cause us to pick on there customer care teams, to be honest I think if it was not for people like mark and also one of the painters I think it's alex we would still be sitting here with nothing done !!

So anybody else viewing when calling in ask for mark and I think alex and they will cure your problems I can vouch 100% for that

Ps if anybody is willing to set up a meeting re balmossie problems just mail me as I still have some render issues that stewart Milne are dragging there heels on sorting !!

Due to Stewart Milne not taking on their responsibilities and repair our snagging we had to involve NHBC. He even had the nerve to say the NHB man didn't know what he was talking about.
Previous to this repair he has been to our home and was helpful. This time communication has been strained and very stressful. He would come and ask if anyone from Stewart Milne had been on the phone to us, if we asked why or what for he'd say "Im no saying nothing !!!" I think its bad enough to have bought a home with many problems without a joiner coming into your home and given you further problems.
Please see my reply above, the Joiner Mark seems the only one that cares from Stewart Milne, i blame the head office more they never return calls never reply to e-mails and just bury there heads in the sand, its the poor guys on site that get the flak while the big wigs eat ther prawn sandwiches !!
