6 us have been trying for 13 months now to get Bloor SW to sort out problems with our new homes. The houses were all completed prior to us moving in and are timber framed with electric underfloor heating. The hallways and rooms are not all warm enough even with the heating on 24/7 although two reports say it meets SAP for the 2001 regs it was built to. The problem seems to be that the 'target u' method was used and the ground floor thickness is not sufficient. There are also issues with the dormer windows. Basically the house has been built to be warm with a gas system, when in practice electric underfloor has been fitted.
Zurich have told us, its not up to them to sort out problems in the developer's 2 year guarantee period and the latest advice is 'maybe they should buy the house back.' This is after we confirmed they had not complied with Regulation 16 and had not displayed an SAP rating in the house when it was built. The SAP rating now is 40 and one homeowner has already lost a sale as a result of the HIP energy rating being too low.
Most of the decent law firms already act for Bloor so wont touch it and in any case there is no guarantee of success...
Forget the fact our kitchen work top needs to be replaced along with the rest of the basic snagging stuff, we have been sold a p.o.s...
Well after thermal images, air leakage tests, physical inspections etc there is a list of rectification work which is required. Bloor want to fit hallways, bathrooms and two other rooms with electric panel heaters as their consultant says the underfloor heating is not up to scratch for these areas. Its a slightly different story to the one we were told that the houses did not need radiators due to their ultra efficient insulation.
One of the residents has had an independent report done by another consultant which says that the houses should have been sold with the energy rating displayed even though they were built to 2001 regs we would have realised they were piss poor at this stage if Bloor had done this.
The only problem is he has now had a load of shitty letters from Bloor's solicitors telling him that he is acting unreasonably by getting a second opinion and they arent doing his house until everyone elses is finished just to piss him off...
The fact is, we were told our houses were better than average efficiency and the SAP rating provided by Bloor's consultants are below the national average at around 40...
