Default DW Home - Built and available.. when to inspect?

There is one David Wilson house of the style we want remaining from the current crop of buildings.

It is £265k but will be discounted to £250k.

We are considering putting down the £250 deposit to reserve it.

No doubt after this, they will look to complete ASAP because its already built and ready to move in to (bar flooring).

Should I state outright that I will want to inspect for snagging?

Just from viewing the property I noticed certain snags like a gap above a power socket, the lawn not being properly laid and some loose tiles on the roof.

If I reserve the house, should I be given the chance to inspect the property right away?
Can I do so as many times as I want?
Then can snagging list be handed it and should the initial problems rectified before we sign the contract and receive the keys?
Or must we sign within the 28 days regardless of the snagging status?

I guess what I am asking is for an explanation of the whole process, beginning from reserving the property.

You can ask to snag the property before you exchange contracts, which is good for you as you can easily pull out if there are lots of issues. You could try to get your solicitor to put a clause about the remedial work in the contract.

You are not obliged to exchange, but once you have exchanged you will have to complete.

The house isn't yours and you don't have a legal interest in the property till you exchange, so the inspections will be at the discretion of the developer.

Agree entirely with Tony re getting the Solicitor to include the remedial work as a clause.
We bought a property 10 months ago from Miller homes and didn't get the chance to snag it before exchanging contracts - 10 months on we're still getting the snags fixed.

Personally, if a builder refused a snagging inspection before exchanging contracts on a completed property, i'd walk away as they're obviously not trustworthy.
