Default Ensuite door does not open due to wc

Hi, hope somebody can help.

I just had the inspection of my new build house. The house is in a very good condition. However, the only thing that called my attention was that the door of the ensuite does not open completely cause it is blocked by the wc. When I say 'the door does not open' I mean that it does not reach the 90 degrees that a door should at least reach. It opens only some 70 degrees.

I do not know if I should consider this as a MAJOR issue or it is only a minor issue. To be honest, I believe it is a bit anoying, knowing in particular that in the ensuite of the showhome the door opens completely.

Appreciate your comments and recommendations. I am preparing my list of notes from the inspection.

Thanks!

It sounds like to door may have been hung the wrong way round - would this make any difference. What does it show on the house plan?

Hi Tony,

Thanks for your reply. If I look at the plan, the door has been hung the right way. And in the the plan the door opens completely. i.e. does not touch the wc.

However, as usual, the plan I have say 'dimensions may vary'.

Any advise?
Thanks!

Hi,

I guess the WC is in the wrong place, have you been in other identical houses? What are they like? Would moving the WC fix the problem?

Hi,

I am not sure changing the wc will help... I guess they got it wrong from the size of the ensuite.

Is there any standard letter template that I can use to send the builder my complaint?

Thanks,
Denys

I would speak to your solicitor about this. Some general advice can be found here http://www.bbc.co.uk/wales/x-ray/x_g...ts/1-4-2.shtml

It may be a case of property misdescription in which case you could speak to Trading Standards.

Hi,

Good news!

I wrote to my solicitor asking for this issue to be solved (among other very small snags I detected). As a result, just received a call from the builder's customer services dept and they mentioned that the ensuite door/wc issue will be solved ASAP. (They proposed to redo the ensuite in order to incorporate a wc with hidden watertank i.e. watertank is behind wall with a push flush button, freeing thus space for the door to open properly)

Clearly the builder made a mistake. But asking nicely through the solicitor (before completion!) has its rewards!

I am a happy one! Thanks for your support!

Great I am really pleased for you and thanks for providing the update, so many people just seem to disappear after getting advice.

Anyway, do your neighbours a favour and let them know, althought they may not see it as a problem future buyer's might - I would. Probably best waiting till your house is sorted though

Thanks again
