    Default Broken Window Lintels

     
    I've in the process of purchasing a new build in SE London and something has come up in the snagging report that has my Wife and I a little concerned.

    The window lintel's on the front downstairs are cracked and need replacing as per the snagging report recommendation. Our solicitor's have recommended a full structural survey be carried out to be sure that there isn't a bigger problem. Has anyone else ever run into this issue before? Is it cause for concern or just building settling issues?

    Any advice is welcome, thank you

    ....this is not a structural issue .....the stone window surround is on the outer leaf which bears no real weight

    Dont waste your money on a structural survey....cracking is most likley caused by poor fitting ...material failure or thermal expansion

    Its the inner leaf which bears the weight of the roof

    Theres some cracking and some mortar snots and staining to the window surrounds ...the nhbc standards has policies on this

    It should be repaired or replaced

    Thank you for the advice, i should also mention that there were some plaster cracks inside walls in the room above this room - does this change anything?

    Get the builder to have a look at that its not normal shrinkage ...had any water leaks ?

    Snagging Inspections
    We aren't in the property yet so I don't know about water leaks. We are still in the process before contract exchange so that's why our solicitor was recommending the structural survey
