I've lived in a Bryant home in Dunfernline, Fife for 1.5 years and noticed after a short while that two of the rear windows sills were cracked through. Closer inspection showed that they have actually been touched up to hide this. However, I've noticed recently that two other sills on the groound floor have also cracked through and 4 out of the 7 sills in the garden room have also started cracking; in fact one looks like it's crumbling as it has multiple fracture lines. I know minor cracks are to be expected but I didn't expect to see this as it looks to me like they've used poor quality sills. Does anyone know if this will be covered under NHBC etc or is it just a case of settlement?
This is a problem that should be corrected under warranty. Within the first 2 years it is up to the builder to carry out remedial works.
Regarding the cause, do you know whether or not your house is timber framed?
working for a drylining contractor I knwo that if your house is dot & dabed (boarded) on the blockwork walls then what we have to do is where a board meets the window/door or the stair stringer there is a bead attached for the board to run into, this all works fine appart from when its skimmed the skim goes to the bead which is fixed to the door/wdw and then when this moves the skim cracks. Its something that cant really be fixed unless the bead is pulled away from the door/window. I have the same problem in my house and have told them what it is they dont listen and just keep patching so I just keep bugging
