Default Snagging - and House Certificates

Hi Guys,

I am due to complete in a few weeks and have a couple of questions;

1. Snagging - I am getting a professional in to do the snagging, just wondering what happens if they refuse to do the work that the snagger finds??

2. Having just sold my house i have been caught short not having all the required certificates - electrical, gas etc. On completion what certficates should i get from the house builder to ensure a smoother sale next time? Ie a corgi certficate regarding the boiler etc, and do they usually just leave these certificates in the house?

Smart move getting a snagging inspection.

If the snagger is from a reputable company you will be fine, you should ask them this. You should ask about the after care service some only provide it for a couple of weeks which is useless.

You should expect the same - the electrical one will be attached to the fuse box.

hi


moved in a new house of david wilson homes in st helens


worst thing ever


have problem every week for the last 10 months of me living here

david wilson keep saying sorry ans sending the sam people out to fix the same problem

i have now contact them and told them that i dont want the house and want thenm to buy it back off me at market price
i have also asked them for a copy of every call and i have made to them and also every job sheet thery have done for me they have refused

i now hate coming home as waiting for the next problem

can anybody advide where to go and whjat to do

Assumming you have an NHBC warranty I would recommend using their resolution service in the first instance.

The builder dosen't have to repay you market value, only what you paid for the property.

You do need to follow the NHBC proceedures, if only to demonstrate in court that you have done everything reasonable to resolve the issues, but I wouldn't hold your breath.
