Default Not company policy prior to completion date

Hi,

Seems David Wilson Homes do not allow snagging inspections prior to the completion date - apparently this is their company policy.

Is this a common procedure used by developers? Where does one stand if one wanted a snagging inspection prior to the completion date?

Well it must be a new policy! I also know of a couple of cases where completion was delayed due to the snagging report issued for a David Wilson Homes.

Although the property is theirs and they can deny access till legal completion, you have a legal interest and can get your solicitor or a snagging company to arrange access for you.

Persimmon Homes now own David Wison Homes. It is very easy for the site staff to say 'It is company policy' and shrug their shoulders. Remember the sales staff are on commission and will not want anything to delay their payment.

I've contacted Persimmons regional office to ask for clarification on their policy regarding access. I have a few friends who have bought from them and been allowed access on numerous occasions so it seems it may be a question of how individuals interpret the 'policy'.

Seems I am in a no win situation if as you say this is also Persimmon Homes policy who as you say now own David Wilson Homes?

Do I take this as a final answer from them or does anyone knows of any practical suggestions?

Speak to your solicitor tomorrow morning - you are paying them to sort this kind of thing out.

Hi
I just wanted to add a note of caution. No meaningful snag on a property can be carried out until it is substantially complete.
To snag a house in which the decoration is incomplete or the kitchen is still to be fitted, or sanitary ware is unfixed, would be a waste of time and effort.
