Hello there, er.. been on before about my gaff, coming to the end of me two year thing, loads of problems, they normally get the interior thing done after a million 'phone calls but this is something different...
I've got parapet walls (metal encased) that are falling the wrong way, and / or not weathered correctly. There is a gutter / terrace behind the parapet that the water should be falling into, instead, it's falling away from the building, and dripping (noisily and indeed visually (staining wood cladding)) onto window and patio door sills below, causing too much water hitting the ground, deterioating silicone seals rapidly, where it is staining and rising up above the DPC, ingressing through the glazed unit, not only this, but the patio flags are falling towards the building so all this excess water is building up around the base of the house, causing staining that would not normally be put down to efflorescence (it stops at DPC) - PLUS.. wait for it.. the garden is waterlogged and is falling towards the house.
Two CPPLC workmen came round and agreed it needs sorting but after three other visits from the clueless rep, he tried to fob me off again. I Know about the 2m dry rule with NHBC, they say get everything in writing, the basic architectural faults regarding the passage of water that I have witnessed (I've got videos and photos) I know are true because I have been dealing with water all my life because I am in construction - I've been a plumber for 20 years...
Are we expected to accept the drip drip drip on our sills? Isn't that what gutters are for? Even my windows are getting SPLASHED by this architectural folly! You can see the staining rising up past my DPC and the silicone seal round the upvc being WASHED AWAY and he told me I had NOTHING TO WORRY ABOUT...
I've got patio doors that are warped and wont close - I can handle that - but the basic weathering system in my house is WRONG and after the four previous visits they want yet another person to come and visit!
I need -
Flags re-set - (Isn't it at least 1:100 fall away from building?)
Parapets re-set or gutters installed
Land drains to sort out waterlogged garden
I can't keep taking time off work for 10:30 - 12:00 appointments
In fact any time.
I'm having far too much time off work to accommodate them - FULL STOP
Any advice appreciated.
