    Default what makes him fix it?

    We have just done a snagging check with your wonderful list and have come up with quite a few minor snags like grouting on the tiles, bad paintwork, scratched glass etc, and one major - paving not two bricks below damp course.The builder is a very small concern who has only built 2 houses to date, The council made him take up the origional pavers and raise them to make them level with the front door for wheelchair access. Never mind that there's a spiral staircase! What I want to know is what will make him fix things - he might just tell us to b-g off ( these are 4 terraced houses) Also in our buying contract it says that we take the house as it is and that the builder is not liable for any defect. Should we have a different clause? We haven't exchanged yet. we just went round with the estate agent this morning and haven't shared our snags yet - just given to our solicitor. A tad worried!

    Just did some of the reading I should have done before I launced into this. I now realise that the builder should fix things cos of the hsbc warrenty ( even little things?) and that usually the snag check is done just before you move in - although that doesn't give them much time. Should the house be cleaned before its handed over? the windows are filthy and the builders have been using our house as a base - think toilets!Thanks in advance:whistle:

    Thanks for the positive feedback - it is really common for toilets to be left in that state. The house should have had a 'sparkle' clean before you moved in!
