    Default Desperate for advice about George Wimpey Homes

    Hi
    I'm a first time buyer and have just reserved a plot on a George Wimpey development in Hethersett, Norfolk.
    The property I reserved is a Banning type which is 3 storied and the top floor with master and 2nd bedroom , along with the bathroom have slanting ceilings.
    Before I actually reserved my property I was shown another similar house which had sunken lights in the ceilings on the top floor.
    Well, a day after I reserved my plot, and requested the same, I was told that since the roof has already been put on my reserved house the site manager had said it was impossible to put the lights as requested.
    I would therefore have to get this done separately when the house is completed.
    I'm not very happy about this as it seems a shame to mess up the house again once it's all done, plus I have no idea of what cost would be involved and funnily enough, the developer can't give me a rough idea.
    Would this be a big, time consuming project and could anyone please tell me the rough cost I should be budgeting for?

    Also, there is no telephone point on the ground floor, and I do not have a choice of kitchen units and hob as they have already been ordered - another issue I brought up with them yesterday.(They couldn't clarify at the time of reservation)
    Now I'm told that since I am getting a 'very good deal' (they are carpeting the house- which is about 2500 pounds worth)
    I should expect to have such restrictions, unlike other customers who had bought at an earlier stage.
    The sales lady actually quoted a large sum of money has been deducted- but this is actually a 5% discount and stamp duty which they give to everyone on the development anyway.
    Am I being unreasonable or am I gullible?

    I would greatly appreciate any comments /advice you could give me.
    The due date for excange of contracts is just under 3 weeks away.

    Hi,

    1. It should be easy enough to have new lights installed on the top floor as the loft will provide easy access to the wiring. It is difficult to give an indication of cost as the details are pretty sketchy, the best thing to do would be to get three quotes. Probably not talking about more than a day's work.

    2. If you haven't exchanged you are in a good bargaining position. You have seen through the incentive scheme which they provide to everybody, ask for more. They could easil install the lights and get a different kitchen for you.

    3. The carpets will be the cheapest polyester carpets that they can buy, get the money from them and choose some decent ones.
