    Default Problems with builders

we purchased a new home last march and have had many problems. as a last resort we called in nhbc. they have said several things are not up to standard. the concrete sitting room floor is not level and has to be sorted, they want us to stay in the house while they do this. it means to use the kitchen we have to go out the front door and in the back. we will not have use of downstairs for a minimum of 3 days, if all goes to plan. we will have nowhere to eat as our dining room is part of the sitting room. we feel we should be given alternative accommodation but they say no, can you advise us of what to do. the door hinges are packed with cardboard, they have been told to sort them and they tell us they intend to replace the cardboard with plastic is this the proper way of doing it or should we expect new door stiles? The windows are scratched but they say they have no record of us reporting this despite us buying a snagging list from you and sending them a detailed copy highlighting this and many other faults. some of the windows don't open and close properly, again they were told to rectify this. their answer was wd40 on the mechanism. two of the windows didn't catch properly their answer was to hit them with a hammer and cut bits off the keeps and cut checks in the frame to make the windows open and close, is this acceptable? The floors squeak, the doors have a mind of their own they open and close at their liberty. we have draughts coming in the patio doors, water coming in the back door and despite them feeling it for themselves today they said it was dry when we could clearly see it was wet, this was when they lifted the floor covering, which has bubbled and left the floor. the thermostats on the radiators spin round most of them are not properly attached to the wall. the turf has died a death and the garden is just mud. is it law to have a carbon monoxide detector in the home if it is we don't have one. we had a leaking gas hob which resulted in my wife having to go to hospital. the gas board condemed the hob but they say there was nothing wrong with it. if you want to get back in touch we can give you an extensive list of faults that maybe you can advise us upon.

It sounds like the builder you have bought a home ftom is a bit of a cowboy. The fact that the NHBC has been involved as well as the details of the post suggest this.

The NHBC is a private limited company and will try at all cost to minimise risk and the cost of any claims, which is probably why they will not move you out. Make a fuss, get the press involved and you may get them to change their mind. I wouldn't be surprised if they refuse cover for this developer in the future or increase the premiums.

In terms of advice for others, your case demonstrates the importance of using registered post.

    Good luck
