My experience with my apartment in a Bellway apartment block has been very poor - they take every opportunity to get out of fixing snagging problems - from reneging on verbal agreements that scratched surfaces would be fixed but that I should sign the acceptance document so that I could get my keys - to more recent problems with bathroom surfaces that the bathroom speciailist say Bellway have obviously fiddled with after their intial fitting - Bellway say they have no records of any Bellway work on the bathroom (how convenient!!!!) so the fault must be with me.
There are a number of specialist firms that developers use to cover up minor defects in work surfaces, porcelain and ceramic tiles i.e. the things that are costly to replace. If you can't see the defect, is it a defect? Probably not, but if it results in a surface that doesn't last as long as it was designed to, perhaps a kitchen worktop or a filler used in a crack floor tile, then it is a defect which they have tried to cover-up. A common trick is to use any old filler to cover up gaps in grouting. If these are exposed to water it simply won't last.
