    We are at the point of buying a Rialto Home that has been built approximately 20 months ago which isn't long for a New Build but we are wondering if all new homes have problems that have been highlighted on last nights programme with Trevor MacDonald or whether it is just a chosen few? incidentally the one we are buying has problems with the plaster coming away from the stairs up the wall, is this called some sort of new build settling? I simply have no idea and was just wondering if anyone could help enlighten me? :roll:

    My first piece of advice would be, dont touch it with a barge pole!
    Second piece of advice would be, go find a house at least thirty year's old that's either been brought upto date or in need of modernising!
    Go for the old build with solid plaster walls and proper thick roof trusses!
    Best piece of advice you'ld ever get!
    Buying a modern built house doesn't mean that you're buying better!

    Ask to see the snagging list for the property and ask whether the defects have been dealt with. It is normal to find a handful in every room

    Right ok, If you're serious about buying this property you're probably in a better position than the original purchaser's.
    The crack on the side of the stairs depends what sort of crack and where on the stringer the crack is evident!
    Is the crack between the wall & the stairs or an inch or so up the wall from the stairs! Either way, the stair's are moving!
    I recommend professional help to look at these concern's and any other in this property, as you can then arrange for the defects to be addressed before you exchange contracts!
    At least you can arrange a discount with the owners and address all problem's yourself!
    Look at any reason as to why the owner's are selling so quickly!
