Zurich does not exist anymore. It was always second best to the NHBC warranty.
I did do a full reply but this forum isnt that good and it all got lost!
I would suggest you appoint a new solicitor and get an independant survey done.
Hi,
I'm new to the forum and for the last year have been having an ongoing battle with developers and builders trying to resolve problems with my new flat.
There seems to be a lot of information on NHBC certificates and cover but not so much about Zurich. What's the difference, is one better than the other?
Would a developer go with Zurich because NHBC regulations are slightly more stringent?
I feel like I'm fighting a losing battle at the moment. This is my first ownership and its costing me a lot of money each month. I don't have the money to carry out repairs that really should be addressed by the developer. The freehold to the property was sold sharpish when all 4 flats were sold and although I flagged up issues in the first few months of moving in, the previous owners won't help. Zurich's 2 year developers warranty won't cover all the snags.
I thought about Citizens Advice but they don't seem to deal with property related issues. My solicitor can no longer help because there is a conflict of interest with the sellers solicitor following a recent company merger.
What can I do?
