    Unhappy Phone line installation

    I desperately need some advice.

    We've just bought a semi-detached new build property. There have been several issues with the builder, one of the main concerns however is the phone line.

    During a standard visit from BT to have the phone line connected (organised by SKY to have our services reconnected etc), we were told that the cabling that the builder had used is not good enough. We have phone points in all the rooms and the cabling within the house is satisfactory, thankfully. We've been told that not only will they need to dig the road up to connect to the junction box across the road, but a trench will need to be dug the length of the driveway (its easily 20-30 metres long) to have new cabling installed up to the house. BT have quoted us an eye watering £7000+.

    Obviously we are livid. The home we bought was advertised as 'high spec', yet we are being asked to fork out this extra money that we simply don't have, just for a phone line. The builder has said its not his problem and that 'everyone has mobile phones now' - which says a lot about his knowledge in this area.

    As mentioned the house is semi-detached, so effectively we would be paying the majority of the cost to have the other as yet, unsold property next door connected or at least having the infrastructure in place.

    We are at a loss of what to do. The estate agent who sold us the property is washing their hands of it, the builder doesn't want to know. The cost is exhorbitant - just to note, we aren't rural or live in some remote area, we live in London, zone 3!

    Can someone please advise on where we stand with all of this? Our theory is that the builder obviously had intention to have phone lines and its his problem that he installed the incorrect cabling, therefore he should have it rectified - yet he claims that phone lines are not his responsibility.

    Ask the builder for the spec they were using. Then approach the NHBC. The cabaling should be fit for purpose. You might want to question BT also just in case theyre trying to get a sale. But first point of call would be what the specification was meant to be and compare.

    With all new home developments BT supply cabling and ducting for the builder's contractor to install for them. They even pay the house builder's a rebate for doing so!

    First of all your cable should be in a duct so it should be relatively easy to pull the correct cabling through. Secondly the "cable" may just be a draw wire in any case.

    If it is not in a duct then the house builder should put this right at his cost.
    You may need to take legal action against him.
