Hi there does anyone know where i stand, ive been really stressed out with trying to sort things out to move in, i found out two weeks ago i was moving in, and armed with some of my snagging list , i set out and snagged a few things i had noticed.
Well i officially moved in yesterday, the site manager was happy to put something on the windows to stop them opening too wide as i was afraid the children might fall out of them.
Also a few other things had been fixed which were on the list, still stressed as i had a LOT on my mind the barratt home representative gave me something to sign, which i did, she said to say the snagging had been done, of course without thinking i signed as the ones on the list had been done.
However on getting home i thought , i havnt finished. Im so worried now that i might not get the other things done.
Also the floor seemed to move in part which im not happy about ,i have the carpet and lino
fitters in soon, also i was told i needed underlay for the vinyl im putting down , it has a chipboard floor , does anyone know where i stand in this . As i say i ve been so stressed of late and quite rushed with everything

My Kitchen lounge is upstairs, which is where the vinyl is going, im going to phone barratts today, concerning the document i signed .

Moving into a new home can be very stressful so it may be sensible to just focus on settling in just now. The situation with regards to having an underlay beneath the vinyl is a new one on me. Who told you this...the builder or the floor layer?

With regards to snagging and defects it is important to understand that the builder is liable to rectify ALL DEFECTS no matter how insignificant for a period of 2 years from the date of issue of the warranty cover note. Make out a very detailed defects list once you have had time to settle in (it may be worthwhile employing a specialist to do this as it will be very important that all non compliances with both Building Regulations and NHBC Standards are listed). Issue this in writing and have it delivered by Royal Mail recorded delivery to the head office of the builder and also send it by email.
You should also run your heating appliances to check that they are working correctly even though you may not be using them at this time of year.

Ive taken some pictures, of a few defects i noticed lately. I mean I love the house and even thanked the site manager and his team the other day, but the more im in it, the more im seeing wrong with it. of course when I signed the contract, only had a chance to look over the property , two weeks before i moved in.

Well as for the floor upstairs, where the lounge/ kitchen is(It was the carpet guy who came to measure it said it shouldnt need it if its a new build. I was being advised by the site manager to have it done). I was suprised too, because id been in other new builds and the floors had been finished by a much higher standard, than chipboard sheets, saying that it was a flat i looked at.

That has caused me such a headache i didnt know what to do for the best in the end it didnt get done. However just before they put the vinyl down i noticed two green large spots, which were to the touch quite damp, but as im now moving in friday i had to have it put down.

Now i need to have the bathroom floor leveled because thats uneven and not a smooth surface. This is taking me time and my money. Anyway oppologies for ranting, i had hoped to move in on tuesday, but this is quite a set back, moving the day before i start work. Friday

I actually had thought of getting someone out to do the snagging list, i dont think i can afford it now

Hi Rachel -

Having moved into a new home recently I can sympathise with your experience, and hope I can offer a little reassurance and advise.

Firstly - Try to stay calm, and make written notes of all the faults you find with the property. Signing off the checklist that you were given has not signed away all your rights, so don't worry that you can't have anything else fixed :-)

As Steve said, it may be worth investing a couple of hundred pounds in a professional "snagger" - there are lots on this forum and I can recommend one that worked on my house if you PM me. This person will work on your behalf to have all the faults rectified as soon as possible.

Uneven floors are not the norm, so bring this up with your site manager soon. If you're laying vinyl flooring then a damn-proof underlay is advisable to maker it more comfortable and to prevent damp forming.(especially if it's in kitchens/bathrooms).

Hi Ashley, ive already laid the floor as i had to move in unfortunately couldnt get someone out to do the underlay in time and did notice some damp, ohh well, i have thought about what u said, there are minor things unsure to be honest of floors, the site are trying to fix them, but i guess there may be things that i dont know about, i did take pics of the floor s beforehand, anyway could u send me the name of the company that did ur snagging, and i guess u must be satisfied with the results of that.
