1 year old flat-is a snagging list applicable?

hello, I am buying a flat that is in a new built, the builiding has been built a year ago and therefore the flat is 1 years old. Is a snagging list applicable?

If the Flat is a new build, covered by an NHBC Warranty then yes a snagging list is applicable.

The NHBC Warranty obligates a builder to rectify any defects and non compliances with NHBC Standards which he has been advised of before the expiry of 2 years from the date of issuing the NHBC Warranty Cover Note.

Have the property inspected by someone who knows the NHBC Standards inside out!
