Issues all over from Floor to Windows
I bought my first new home and I was a bit naive about the whole process. I moved in a month ago to find a multitude of problems, money is now transferred so I have no come back.
The main issue being that the "Floating Floor" was built incorrectly if I put any weight on separate area's the floor would drop up to an inch. The reason being the joists were up to 850mm apart where as the architectural plans stated they were to be 450mm apart. The builder attempted a quick fix of cutting 6inch by 6inch squares out certain areas of the floor and packing it with wood. I complained and said if they don't replace the floor I will get the clerk of works involved. This at least got them moving.
They have attempted to replace the floor in the bedrooms and living room. However it is sub standard as you would expect from somebody who is doing it at their own cost. They refuse to even look at the bathrooms or hall as the bathrooms were all pre tiled and the hall is "too difficult" as their are pipes running under it.
In the process of replacing the floor all my skirting has been damaged, there are scratches all along my walls and they have broken the drawers in my breakfast bar.
The builder has not even contacted me to say they floors have been complete, he won't return my calls and they still have a set of my keys. I'm getting very frustrated.
Needless to say this is only one of thirty issues, some major like the windows are leaking and dampness through he walls.
Now a month in I still can't move into my new home, I have had to resort to moving back with my parents as I can't move in with the state the flat is in.
Any advice you can give would be great. Am I best to just take the cost and pay for the repairs by a builder of my choice or keep fighting and risk another few months until they complete the work?
