damaged lintels

i am currently selling my house but have been told that the lintels below the rear bedrooms are cracked and need to be replaced before the buyer will exchange.

the house is only 5 years old is this something i should expect to be taken care of buy the nhbc certificate or the builder. I called them and they said no but it seems a little strange as this is a buidling defect??? there are many more houses on the estate in the same condition as i have had a look around.

Have had a buildr out who was bemusd as to why the survey would require it to be done anyway but the purchaser is adamant they want it done. I believe it will coist up £700/800 to get the work done.

Can you take a picture? If they are what i think then cracks are VERY common.

The NHBC warranty wouldn't cover this in years 3-10, you would have had to report it during the snagging period.
