Default snagging-how fussy?

Our new home is due to be completed soon, we have visited the site weekly from day 1 and watched it being built. Having never purchased new before i do not know how snagging works? Will the developer do this? Can we go around with them? Just how "fussy" should we be? Afterall this is costing a lot of money so do we pick up on every fault we can find no matter how small?!! Thanks for any help & advice.

Although new homes are excluded from consumer legislation the same principles can be applied. Is the complaint reasonable? i.e. would a reasonable person agree with you taking into account the nature of the goods.

Thanks Tony. What is the normal time to do a snag list? Ideally i'd like to do it before we complete(as they are then more likely to act FAST!). I visited yesterday and could see basic things like a cracked double socket and paint on a downlighter but the house is still off by a few weeks with a fair bit of work so didn't bother saying anything.

Default Best time to snag

The best time with a stock home i.e. not bought off-plan is before exchange. Then the snags can be built into the contract - few manage this though.

In your case the best time is when you get notice to complete when the house is build complete or practically build complete. Some won't let you do it then so you may need the help of your solicitor.

Remember you can have it done at any time in the first two years
