Default NHBC Standards for external rendering (ie rough cast)

Hi,

I'm currently in dispure with my builder about a poor patch repair they've completed and wanted to have a look at the NHBC Standards so that i could see where i stand.

Does any one know where i could get a copy, i thing kits section 6.1 but am not sure???

Default NHBC Standards of finish for external render

Hi

the section that deals with the appearance of external render is Chapter 1.2-A consistent approach to finishes.

The section on Rendering states the following.
Rendering on walls should be reasonably consistant in texture and in colour.

Commentary
- Rendering should, where possible, be viewed in natural daylite from a distance of 10m.
- Some minor cracking and crazing is likely to occur but should not be such as to affect its performance.
- Some patches and daywork joints may be visible but not unduly obtrusive.

perfect, thanks that fits in with what i thought an supports my case. Do you know if thats the only commentary, or if there are more extensive standards relating to the external render?

Hi

there is nothing further in the standards that would deal with the external finishes. I take it from your response yesterday that the patch repair carried out can be seen from the distance referred to in the standards. Must be a pretty poor job they have done. Why have they not been prepared to rectify.

Unhappy Same deal ...

I can sympathise with your problem rendering issue. Scotia homes have tried to pan us off with a poor patch job on the exterior which can be seen from a distance of more than 10m. I am very disappointed with the work also but there seems to be nothing we can force them to do as the NHBC standards are sufficiently wooly which is allowing Scotia (builders) far too much tolerance.

They seem to forget that its meant to be a Brand new house - they certainly wouldnt accept their new BMW with a slight patchy paint job !!!

Hi

Just read your initial post regarding the problems you are having. Nothing i can add on the legalities but one point to bear in mind. The developer will be desperate for your cash (I pressume that you have not settled as yet) so you will be in the driving seat.
You say that you have a snag list as long as your arm, who has prepared this?

Default Punchlist

Hi Steve

I personnally did the punchlisting on the house myself and I have taken photographs of most items. Some of the items have been sorted and to an acceptable level but the other items are still off the mark.

Has the property been final inspected by the NHBC. If so have you challenged them over the volume of defects?

Hi Steve,

To be honest Scotia cant tell me if it has been inspected or not I will have to wait until Monday. But certainly if they have it does highlight the low level of quality of workmanship being accepted by NHBC and I will take you advice and take it up with them.

Appreciate your thoughts on this
