    Thanks Steve,
    We've had a phone call today to say that NHBC is now coming to inspect next wed now so we wont be completing until the following week, 6th july, so it gives them another week! Still not sure if that gives them enough time but we will see.

    Hi Kitty

    When is your official home visit arranged for? This will be where the sales negotiator and site manager walk you around the property to show you how everything works.

    I would take with me a note pad to record any defects or incomplete items that are immediately obvious. Do you know anyone that is from the construction industry that could compile a detailed defects list?

    Hi Steve,
    Havent been given a new date for a home visit as yet, NHBC are back in on wed. Unfortunately, i don't know anyone from construction but have downloaded a snagging list which is rather long but has made me aware of things to check which i wouldn't have otherwise.Might take an hour or two!!

    Hi Kitty

    Believe me.....it would take an experienced professional maybe 4 hours to do this correctly on a 4 bed detached property. I am not sure what you are purchasing or indeed where you are in the UK but i would suggest from your experience to date it might well be a wise decision to employ someone to complete the initial list. This will also let the developer know that you will stand no messing around.

    Oh heck would it really take a professional that long? Now i'm panicking, I thought it might take a while for me!! So you think i should ask a builder to go over the snagging list? This is such a stressfull experience, and i think this is just the beginning.

    Hi Kitty

    To carry out a thorough building regulations and NHBc standards compliance inspection and complete a comprehensive report on a completed property where many items will be impossible to check without carrying out invasive investigations would certainly take 3/4 hours to complete for an appropriately qualified professional.

    I would consider using a specialist snagging company....of which there are one or two on the web....or a suitably experienced chartered building surveyor MCIOB /MRICS /MBEng. However the building surveyor must be experienced in new housing standards and on compliance with regs.
