    Question Charles Church: Cardea, Stanground, Peterborough

    Hi all,


    Very useful forums.

    Anyone got any thoughts on the above development?

    We are considering buying a plot. The finish looks good as do the higher end appliances etc used by Charles Church. Obviously we would have a full snagging inspection carried out etc.

    We have visited around 10 different developers in the area [we are in a Bryant new build at the moment] and we felt the Charles Church sales team came across in a much better way than the others...

    Anything obvious wrong with this development? What should I watch out for?

    Hi there, we meet again!. I have visited the site there at Stanground prior to settling for Hampton and you know all about our troubles with Persimmon there!!....This site used to be old farm land seems a lot safer bet then Hampton, however I did find the prices were significantly higher then Hampton and houses somewhat smaller (we only looked at the 4 and 5 beds though so could be wrong if you are going for a smaller property).

    Although Charles Church will tell you there is no social housing on their site if you go over to the Persimmon office over the road, they will tell you quite a few of the houses if i recall correctly have been assigned for council/housing association tenants so that is the only real concern in my mind, you don't want to pay over the odds for your dream home and come to realise that its not worth as much later as the one opposite is cheaper by 10k!!...Remember when you come to sell and the development is finished and the developers are long gone, people viewing the house will not be able to differentiate between a charles church house and persimmon homes house and the danger is you could loose out later??......not entirely sure on this but its just my view and something i guess worth thinking about.

    Still Provided you are happy with the house though and happy enough with everything else, there is no reason it wont turn out to be your dream home, if you seem happy enough go for it!..just way out everything beforehand and check the plans properly unlike us!!
