No they are not fobbing you off.
The guidelines are from the NHBC with regards to settlement and i believe these are the guidelines charles church use..
I purchased a new Charles Church home nearly a year ago. There have been a few problems, but these have been retified pretty quickly.
During the initial inspection period I was told to ignore the settlement cracks that will appear in the ceilings and door frames, etc as they would be done during the one year inspection. I was told this by Charles Church representatives and people who came to carry out other rectification work.
I have now asked about the procedue for the 1 year inspection, only to be told I have been misinformed and the cracks are a natural occurance and not covered by any warranty!!
Are they just trying to get me to fob me off??

Hi,
We purchased a Charles Church home 4 years ago and the whole development is having to have all of the downstairs ceilings removed and the joists strengthened due to the floors flexing and making cracking noises when you walked across them... So you might be lucky and just need some polyfilla or you might not!!
Good luck, let us know how you get on!
