Incentives! Is this a deal any good??

I'm looking at buying (1st time buyer with 25% deposit) a detached house on a development thats nearly finished its listed at £165K.

After a few weeks of negotiation i've been offered the following but have no real idea if this is normal or a 'good deal'.

- £8,250 Deposit Paid (5%)
- £1,600 Stamp Duty Paid
- Standard Carpets to Lounge, Dining, Halls & Bedrooms
- Standard Vinyl/Laminate to Kitchen, En-Suite, Bathroom & Cloakroom
- 6ft fence to full garden
- Rear garden fully turfed

Sound any good?
