Default Alan Grant Grampian Ltd, Alford, Aberdeenshire

Hi

Any one had dealings with this company.

I have been taking action through the NHBC for the last 18 months

1. roof built incorrectly and not to correct Ser's Design
2. Jacussi bath 1 ton not allowed for in design calculations
3. 400 interior quality finish problems
4. wrong size heating system installed
heating for 3 bedroomed house, house has 5 bedrooms and no hot water
and is totally under sized for the building.

Hi kotpat,

I could be in a similar boat as you. Moved into brand new Alan Grant house in August, now all my gutters are down. Builder has refused to repair and NHBC visit is scheduled for 23rd Feb.

Any advice you can give as I've never dealt with NHBC before and I suspect they will come down on side of builder!

are you only having issues over guttering.????

NHBC are actually quite good, they work on facts -hence the more you can supply to prove your case the better.??? ask a roofing company to check your gutter construction and ask theer advise and supply these details to the builder and NHBC.

Never inform any one via a phone call or verbally, have it in writting via letter or email.

Thanks for the quick reply. We're not too far away from you (near Alford) but (it seems?) not in as bad a state as yourselves. I think I need to buy the Snagging Guide in the forum and go over the house a bit more with a fine tooth comb. We have however been generally quite happy with them to date. If we don't get anywhere with the NHBC, I'll get someone in to do an independent inspection and take it from there.

Hi

Every house insurance policy issues with the UK and Scottland has a section called Critical Builing Insurance and this will supply you with £50000 min legal cover to cover solicitors costs and this policy applies for 7 years by law - hence if you need to have a solicitor involved, but allow the nhbc to assist first.

The snagg information will save you a lot of messing about, well worth the monies.

An independant inspection is worth the effort, as the untrained person does not realise what quality should be there, its like when you visit peoples home you see things that they have accept in there day to day life.

Alwayhappy to assist-you are on there door step and yet they ignore the issues.???

Just checked our house insurance policy (L&G) and no mention of Critical Building Insurance - will check further.

Yes we are about 1 mile from their offices. Alan Grant himself has dug his heels in and everyone seems scared of him and we're not getting anywhere at the moment. So trying not to make the situation too negative until NHBC have been and commented.

Hi

It is a hidden section and they only tell you about until you ask, do not use it until it is necessary, but you should just enquire for future reference.

Always have an item checked, ie it may not be correct to you - but it may be correct, so always have things checked out by professional people. This will assit you with the NHBC.

I thought Alan grant had retired and his son inlaw had taken over.???

When you say every one seems scared of him>??? Alan grant (always seemed a nice guy when I talk with him?)

Hi,

Thanks for the info re insurance.

Alan Grant still very much in charge! Yes the son-in-law is being groomed but not sure of timing for handover. Bit of a control freak I think. Yes he does seem nice when you talk to him but if things are not to his liking he gets quite angry and digs his heels in.

Hi

Always check you facts, not what you think about a finish etc-but what the skilled guys consider exceptable - remember for the first two years that NHBC are there as intermediaries to get people to discuss and resolve - hence the more documentary proof on any item the better.

example - a house had the seal around the bath changed by the a builder and after 4 years it had leaked and damaged the floor below -because the people had kept evidence of time and date they proved to the NHBC and that builder was made to pay.

If you do not supply the facts, how can the NHBC assist-speak to your neighbours.

I have read about this first two years, is this a law as such?

Just spoke to person representing these builders and they claim only responsible for 1 year and in some cases 6 months.

Any advice or pointers appreciated as I've had to make good a fair bit of stuff myself but there are certain things I'd rather they put right....or attempted too as not sure why job not done correctly in first place
