Default Discounts and extras

Hi,

I hope this is the right please to ask questions on negotiating with builders.

We have seen a lovely house (our dream home) up for £229,950. They are offering a part-ex deal but I wondered how much they would be prepared to discount.

I have looked on other forums and was told due to the current market to start with an offer of £175k working up to a maximum of £200k

Did anyone have success with negoating a great deal

Thoughts?

If you are part exchanging, the discussion point is going to be what they are willing to pay for your house:S

Yes of course, but in the current market good deals can be negotiated.

I am just interested as to what previous customers had managed (ie, 10% off the asking price, 20% etc etc)

We are also looking to purchase new build but not with a part exchange offer, no idea how to negotiate as never bought a new build before and no idea what percentage of the asking price to offer, can anyone help?

Hi Jackie,

They will generally not igve you a discount as this down values the whole estate - they will offer cashback, stamp duty paid and extras. Just remember that some of the extras are low quality - e.g. landscaping to rear would mean cheap turf. Don't be too keen.

Thanks very much Tony, I'm just trying to find out now something about Antler homes who are building thesem, I've not heard of them but they don't seem to feature on this site which I'm pleased about.

I have just had an offer of £185,000 accepted on a property that was listed at £225,000. I started at £165,000 and worked up to that.

The level of discount that you are able to achieve depends on the situation; for example - The completion status of the properties, the interest they are attracting, the financial position of the developer and even how quickly you can exchange.

find out who the directors/chairmen are then do a search on how many companies they have been involved with,directorships etc, if its a lot it may be they wind up evey build they do to limit liabilities - when you pay the cheque is it to ANTLER or a another name - front company set up?? - also find out what they have built before

just because they are not on this site doesnt mean they are trustworthy - youll learn people take a lot of crap before they complain about anything in this country and usally when they do its way too late .....

Default Developers won't give a good price

Unless there is significant scope for development of the home you are part exchanging.

ask your planning department if your property would be allowed an extension etc.

is it in a state of disrepair?

get the developer to make an offer then put it on the market at 10k above the offer and sell it yourself.

Then give the developer a lower offer for their property.

Ive recently bought a house from antler homes - don't believe the propaganda they are cheaply built and cheaply finished with high price tags and they don't want to know you once you've completed!

I'm still waiting for my endless list of snagging to be completed after a year and they leave site tomorrow !!

be warned they love to throw lawyers in your face rather than negotiate !!

i came home a few weeks after moving in to find them painting my meter box - i was never informed and i didn't give my permission

i came home a few days after that to find them drilling six holes in each of the steps on my external stair case so they could fit back plates because the stairs didn't meet NHBC guide lines - again no asking - the bolts are now rusty and the steps look awful with ill fitting back plates on. i recommended that if the steps where wrong then they should replace them rather than bodge them - they declined and NHBC wont do anything either !!

there is more to say but i think i might kill someone if i relive the endless problems !!!

IN conclusion though i think they should change their name to Bodge it and Legit Homes
