Default Garage Personal Door and Window

Our new house, currently being built, has a double garage with two, manual, up and over doors.
During the sales negotiations the salesman assured us that the garage would have a personal door, and a window with frosted glass. We asked if the glass could be 'clear' as there would be a particularly nice view from a work bench in the garage.
That salesman has subsequently left the company, and the replacement states there isn't a personal door or window!
However, the original salesman has now confirmed to the replacement the information he gave us.
Is the builder duty/contract bound to put a personal door and window in the garage?
Do you have to have a personal door in a garage in order to have an electric door opening system fitted?

I don't believe there is a requirement to have a personnel door if you have an electric door opener.

What the agent says is part of the “offer and the contract? However, the builders do try to get round this in the contract by including clauses disclaiming liability for employees statement.

What does yours say? What did your solicitor sign on your behalf?

Tony

We haven't signed anything yet, nor has our solicitor.
However, the builder has now agreed to include a personal door and window 'as a gesture of goodwill'.

Thanks for your help and advice.

How funny? They always say that even when they are obliged to. We have replaced your defective x as a gesture of goodwill etc etc.
Ask for sight of the contract before your solictitor exchanges.

Good luck

Tony
