Default Best developers to buy from!

Ok, we accept that people need to buy new home's, we also accept that our banter about buying a new home wont work either!
So, I'll put myself into a new home buyer's position with the added benefit of my knowledge within the new build industry!
To start with, i'd want to talk with the guy who was in direct control of the construction. I'd want value for money as well as proper quality, I wouldn't like my house to be rushed, or denied access during construction, i would like my choice of colours and any other little extra's added without ridiculous charge's! I certainly would expect to talk to someone who knew exactly what was going on whenever i called! But most of all, i'd expect to be treated as a purchaser should be!

Right, I wouldn't get any of the above if i bought from a national housebuilder, they dont seem to be customer orientated. I would only ever be able to talk to the sale's staff with no pratical building experiance.
I know i wouldn't get quality, only cheap but made to look nice.
The sub-contractor's wouldn't have any pride in there work, why should they, they have to work hard enough just for a liveable income as all the profits from the sales go to shareholder's! I'd have no choice of decoration other than specified from the sales office!
I wouldn't be able to inspect the stages of construction!

NO WAY would i ever consider this option!
I'd personaly look at the small developer's, the little company's that build approx ten to twenty house's per year!
I'd get all the options from above, good genuine advice. These small guy's provide an excellent aftersales service, as they can afford to as their profit's are their's and not the shareholder's!
The director who would be a time served tradesman would personaly inspect and snag the house before handover!
You would get a lot more benefits, as you would also personalise your terms & conditions!

Personaly, i tend to think that smaller in this industry is certainly better!

Default Best developers to buy from!

Hi anyone who could help
I live in Leeds, West Yorkshire and would like a new home somewhere in the outskirts of Leeds, Wakefield or Hudedersfield (max 20 miles from Leeds). I would love to know if there are any decent sites where I could confidently buy a new home from. I want a 3 bed detached house (budget about ?220K) any help and advise would be very welcome.

An old post, and dare i say, the originator of the post has an appropriate name ...Tex.....was that not a cowboys name ? and quite obviously someone who does not like national builders, i wonder if Tex might just have a small building company of his own ? Hmmm worth a thought eh ? :laugh:

All the main developers will allow you access whilst your home is being constructed, you will have to make an appointment, but this is purely for health and safety reasons, they will answer your questions honestly, and will give you all the help you need, the majority of house purchasers from large developers are extremely happy with what they have bought, like any industry, there is bound to be some that are not, for what ever reasons, some valid, some not, but dont be put of by what you read on any web site, the answer is, ask questions first !! :woohoo:

I am very concerned as to TonyW's attitude towards this site. Why are you posting unhelpful replies? People are logging in to try and seek genuine help and advice.

Your comments are not assisting these people. If you had taken the time to read some of the posting you would realise that some of these peoples life's have been seriously affected by the lack of assistance from the developers and other parties.

I myself know that i have saved for over 7 years of my life to raise a deposit for my home and feel let down when i have received a home which was very different from the one i brought from plan. In some people's cases, they are putting their lifes at risk by living in dangerous conditions, but have little choice in doing so because they have invested all there money in there home.

If you are a millionaire than fine - you can go and enjoy life knowing you have wasted £200k on a house, but for the majority of the population we simply cannot lose this sort of money.

I really hope that you can seriously consider your replies in future and take into account that a house is the largest purchase anyone will make in their life and to react to their concerns in such as blasé way to inconsiderate.

Karla, if you read my replys carefully, you will see that i do try to give some advice, most of it based on some personal experiances, some of it through word and mouth, the only negative replys i have given, have been replys to people who are suggesting that i either work for a developer, which i dont, and have profoundly stated that on many occasions, but the sceptics have taken it upon themselves, to not believe me, thats entirely up to them, i have given 2 witty replys, for which i make no appology as a bit of humour does not hurt, and the great thing about the internet is if you dont like what you are reading, you can choose not to !

Sadly, I am far from a millionaire, in what way, was / is, your house differant from the plan you saw ?

Barring the most extreme isolated case, i do not feel that in this day and age that we live in, that anybodys lives are ACTUALLY at risk, because of where they live, or the way there property has been constructed, an example of an isolated case i can not give you, nor can i see one on this website, i do think that people's expectations are ofton destroyed, but in the main i do believe that the majority of people destroy there own expectations by setting them to high.

I do sincerly agree with you that buying a house is probably the biggest purchase that most people will make, but as i have stated in past posts, and at the end of the day it is nothing more than my humble opinion, a house is a home, a home to be lived in, and a few decrepincies here and there are not the end of the world, propertys are built by human beings, human beings will make mistakes, again, by giving you some of my own experiances with some major developers over the years, all reasonable requests have been dealt with, eventually, and like many other house purchasers, i have gone on to sell at quite a reasonable profit.

To conclude this, in my opinion, if you have something major wrong with your property, i do believe the major developers will deal with it, an inconvienice it will be, i accept that, but is that just not life ? i have had dealings with small developers, and again in my opinion, and experiance, they do not have the same back up service that the larger developers do, ( i am sure there are many exceptions to this, up and down the country)

And yes, i do believe, like in all walks of todays life styles, there are many people out there trying to make a quick buck on the back of many bona fide companys, and i dont just mean developers, for the very isolated genuine case/s of people actually suffering because of a major problem with there home, i truly do sympathise,(and that being the case i strongly suggest you see a solicitor) for those of you that have a bit of water in the garden and cosmetic defects and the like, and you claim your lives are being affected, i am sorry, but i dont think that is the end of the world, and in ALL cases, it can be put right, one way or another.

If i post anything that anybody finds offensive or bad advice, i suggest you dismiss it and read someone elses advice.
