New build modifications and the guarentee

I'm not convinced how much the NHBC guarantee, or even the builders guarantee, actually helps, however if we were to make some internal modifications, does this immediately void the guarentee?

We're looking at removing a wall and replacing with either a double door or preferably an open gap between the kitchen and the living room. Given it will be properly done (inline with building regs etc), will this give them an excuse not to fix a broken tap in the upstairs bathroom?

It is a warranty not a guarantee!! FFS! They are completely different words and meanings.
The only guarantee with new homes is that you will have problems - guaranteed!

If you change anything, that component/part of the home and anything it connects with may not then be covered by the warranty.
It will depend on what you do, how it is done, and if any damage later means you make a warranty claim.
