    I can sum up my home in word. S H 1 T

I would never buy from this lot again. They are only interested in money and couldn't give a dam about the finished result of the property or the estate it's on.

Default Taylor Wimpey never buy a house from them

my house has no cavity insulation material and they argue about it for 4 years despite the experts I took to prove the toss, I took them to Court a long and expensive experience but I won and they have spent more than I bought the house for.

They are only intersted in money, their constructions standard is shabby stated the judge and the completion paperwork is fraudulent for the insulation, they have more houses like mine on my estate and they still want to keep it a secret because I have set a precedent do not buy any house from them, they are a despicable company that has no pride in their work and do not care about customer services, they have no quality standard and NHBC must sign the paperwork over a cup of tea, because my house was never inspected.

    A useless bunch

Bought a Laing/Taylor Wimpey house house in 2008 moved in 21st December 2008 garage wasn't built, garden was a mess, drive not laid, private road leading to properties was not finished and manhole covers standing at least 12 inches high was a nightmare at night as no street lighting either. The electric would go off every time we switched the oven on, on call electrician never turned up wasn't resolved until new year where they found that someone had put a screw through the power supply and was told you were lucky the whole house didn't go up in flames. Have 2 tier garden but no access to the 2nd tier, have plastic lintels and cills which are made to look like stone and are coming away from the property along with quite a few of my neighbours properties MP is now involved and local authority are looking at it. NHBC what a waste of time and effort they are wont look at the faults because they don't meet their minimum claim value even though over half the cills and lintels are showing signs of coming away from the property but NHBC in their wisdom treat each lintel and cill as a separate claim.

Jarvis, you shouldnt have completed on the house if it was not 100% finished.
The NHBC would never have given a CML certificate for a home that unfinished so you must have been a cash buyer.

Regadring the NHBC minimum claim you cannot justify treating each lintel as a separtate claim. Write again to the NHBC (or get a solicitor to do it). If you dont have success, write to the TV would be my advice.

Hi, no wasn't a cash buyer, as for NHBC giving a CML certificate it goes to prove that they don't inspect every house and take the word of the site manager that the property is completed. Awaiting response from MP and local authority which should be this week.

The NHBC (or a another) MUST inspect every house before "finalling it". Without this you cannot move in as it also part of Building Control Final Inspection that would cover, amongst other things the fire regulations.

It is possible that something was "not quite right" here. I cannot say exactly what but you should be able to read between the lines. There is always a way to get around things!

You should write to the NHBC and ask them why your home was given a CML certificate when it was clearly not completed. I would name the NHBC inspector in this letter.

    Good luck with your complaint.

Hi, Will be writing a complaint once the the issues with the lintels etc are addressed, As for there is always a way to get around things i think there were a lot of brown envelopes going around if you get my drift, plus the fact that it was at the year end for the builder and they need to get people to exchange 2 other of my neighbours were in the same boat so to speak.

Yes I agree at the House builder's End of Year figures period there is a mad rush to gte the legal completions. CML made this a bit better as it meant that all CML final inspections needed to be two weeks before legal completion. It is good that most buyers are now aware of this.

I do "get your drift" and would not disagree with your observation!
