Have set up an epetition to try and get better protection for home buyers need at least 100,000 signitures to force a debate in parliament got to be worth a try closes 24/01/2013
better protection when buying a home

Responsible department: Department for Communities and Local Government

Give back power to local authority with regards to building control etc, stop NHBC etc getting away with doing nothing to help homeowners when things go wrong, they were set up to support the homeowner against shoddy workmanship but are now an insurance company that only have the interest of the builder leaving the homeowner with nothing but a guarantee that isn't worth the paper it is written on. Apprently there is an agreement between the local authority and nhbc etc that when nhbc etc are responsible for building control etc they don't step on each each others toes, surely if there is a problem the local authority should be able to assist the homeowner.

    That's a great idea.
I have signed it and also put it up as a sticky post on my forum so it can get more exposure.

We should all be aware that government and "big housebuilding" are in bed together. Relaxing planning laws, incentives for people who buy a new home etc etc. I dont expect much to come of this.
It is well known that new homes are poor quality and still nothing much is done about it.

As someone once said somehwhere, "you have more consumer protection when you buy a kettle than you do when you buy a new home."

That is true but is shouldn't be that way, if we can get the magic number of 100 thousand at least it will spark a debate, once it has reached that number might be an idea to start annoying your MP have already contacted a few that i have had dealings with in the past. All we can do is try enough is enough and things need to change.

As I said the house builders lobby those that matter in governent.
In the end it is all about money.

It will take a lot of publicity to get things changed to give the home buyer more protection.

In the meantime all you can do is complain to house builders and never give up until you are 100% happy.

    Hi

I just thougth I would reply to the post about CMLs, having worked for TW, I can tell you that CMLs are not always, in fact rarely done two weeks before completion. They are usually done a week to three days before. Sometimes with garages etc not finished, but because of delays or the fact it is the end of a financial period they will often offer the customer some money to move in without and then ask the customer to write to the NHBC to say they are happy with the item that is not finished being completed post-completion.

The way they deal with customers is unreal, they have no respect for them, they are truly only out for the money and the numbers to ensure they meet their targets and get their big fat bonuses year on year. Despite the fact that most of their staff have taken huge pay decreases in the lat few years due to the Recession. I got out because I could not stand the hypocrisy anymore.

They know of problems and try to cover them up so to minimise any rectification spend or bad PR. Leaving site staff to deal with extremely unhappy and upset customers.

Thank you for your insight into the way Taylor Wimpey works and how they view their customers.
This is just the sort of genuine feedback this forum and the house building industry needs.

Under the CML (Council for Mortgage Lenders) regulations it should not be possible to complete the purchase as the property is not fully completed (no garage).

Giving housebuyers money to move into incomplete new homes and asking them to write a letter to get around the CML final inspection rules so they can get their end of year figures is not allowed under CML.
I bet they don't mention this "expenditure" in the financial reports!
Only cash purchasers could (if they were stupid) agree to this.

I know where you are coming from Phoenix, hope it has worked out for you.
More and more of the better professional Site Managers who care about their sites and the homes they build are "getting out" of this sham of an industry that is run by accountants and rewards profit ahead of customer satisfaction

I would never buy from this lot again. They are only interested in money and couldn't give a dam about the finished result of the property or the estate it's on.

I can not agree more! A few months ago I was viewing the Iconia development in Kent-Bromley and ONE LADY IN PARTICULAR -JANE OR JENNA BASED IN THIS OFFICE WAS SO NICE TO ME, CREEPING SO BADLY!!!
I did not purchase the flat.

i HAVE JUST CALLED ANONYMOUSLY (well, i introduced myself but dont think that stupid woman recall my name) TO CONFIRM WHETHER THEY STILL HAVE 1 BED FLATS LEFT ETC. and she was extremely unpleasant plus she accused me of doing market researching! Even though I told her I have been in their development and their broker prepared the quote for me!!!
They have got full house now so they cant be bothered with a proper customer service, definitely not this grumpy rude, pathetic woman.

AVOID!!! AND..... TAYLOR W SHOULD SACK THIS WOMAN.

They have lost a potential client.

    Wow!
Just to clarify, some of the major housebuilders employ agency sales advisors for their on site sales centres.
They may have a uniform, but they are not direct employees of the house builder.

All major house builders carry out mystery shopping to check up on the sales staff and ensure their standards of service and qualifying are in line with the company's directives.

The sales advisors hate these people as the report they produce can result in disciplinary action or worse. It also shows a lack of trust by the housebuilder.
However in this case it would be very worthwhile!

Let's hope they never do it for Site Managers!

Regarding market research, all sales advisors are expected and instructed to carry out market research for their Sales Directors.
They all know this so they co operate with each other.
Why this woman would speak to you like this is a mystery. Whatever is going on in her life she should not take it out on strangers, especially when it could put her job at risk.

My experience of sales advisors is they all think they are something "special" but seldom are!

Default New home buyer help please!!!

Hi. I am looking to buy a Taylor Wimpey home on a new estate being built in Warton on Harbour Lane, near Preston. The designs look nice and the location looks quite good too. But!!!! I have now read bad reviews and am a little worried about what a new home with this company could mean. I thought a new home with a warranty would mean no problems, am I being naive? Some of the issues I have read worry me because it seems like they don't always endeavour to put things right. What should I look out for if I view the show homes? Please help me make the right decision and ask the right questions before I sign on any dotted line. This will be my second home and I am buying new because my old house is a constant drain on my bank balance. Thank you so much for any help received.
