			<content:encoded><![CDATA[<div>Bought a bellway home last year and have founf out that to the rear of my garden there is a land drain that drains my garden and my neighbours gardens. The gardens back onto a retaing wall around 2m high. The land drain is simply a perforated pipe with lots of gravel on top. So a chance the gravel could clog up and the garden not drain properly. My question is who maintains this as if it ever had problems, to replace it would be a huge undertaking. As i wasnt told about it either should i complain if it is my responsibility?</div>

After 3 and a half years Gladedale have finally provided us with the allocated car parking space that came with our apartment. The white lining has been carried out today and according to our deeds there should be 7 spaces allocated to residents and 2 visitor spaces. <br />
<br />
We have only been given the residents spaces and they have put no visitor spaces. We thought that visitor parking had to be provided, does anybody know if they have broke regulations by not providing this?<br />

we move dinto our new build home last July and since August last year we have had constant damp issues in our lounge and now our hallway.<br />
<br />
The lounge damp is in the exact same area since the firts time we raised the issue with the builder.<br />
<br />
They have sent a roofer out a few times and told us everything is sorted on each occasion BUT still the damp is there and they are very, very slow in getting things sorted.<br />
<br />
It has been 12 months and we are currently living in our bedroom due to damp spreading around plau sockets in the lounge and tv sockets.<br />
<br />
Can we claim compensation at all, seeing as it is been constantly with us for a year ?!<br />

			<content:encoded><![CDATA[<div>Hello, i purchaced a new 5 bed property last June, everything great, not a problem with the house(believe it or not) ,then came the winter, after spending nearly £1150 for two quarters in gas bills , i cannott get the house warm, ive contacted my house builder by means of a wriiten letter, i had a very quick reply and they sent out there own plumbers to check wether the correct spec of heating was put in, of course they said everything was ok, Im now thinking if the spec is ok, maybee ive got a problem with the insualtion? when i turn the heating off the temp drops immeadiatly,Is there a possibility that the cavity insulation could be missed out? ive got a section on the side of my house with 6 bricks that have been cut out and put back in, (the mortar isslightly a different colour and bricks not 100% aligned) im thinnking has someone came along to check?? what other reason is there to take bricks out the external wall?? or could it be poor upvc windows, i have no drafts any were else. the boiler just goes on and on and on, cant even reach 21 to shut off on the thermostat, im loosing heat somewhere, cant work it out, im not going through another winter again, im seriously thinking about renting a two bed flat for 5 months over the winter, but paying over £360k for a house why should i, many thanks in advance for your replies and thoughts</div>

			<content:encoded><![CDATA[<div>We bought a newbuild flat over 3 years ago now, which was built by a small local building company. After moving, we were asked to compile a snagging list, which we did, and they fixed all the issues we highlighted.<br />
<br />
The only exception to this was the bath, which had a huge dent/chip in it on the day we completed and moved in. <br />
<br />
We had taken photographs when we viewed prior to buying, which show the bath being used to store boxes and stuff in, so the builder agreed to repair the bath, but refused to replace it.<br />
<br />
3 repairs later, and it's pealing again and the chip is still visible. <br />
<br />
The builder has been back sorting out a damp patch (under 10 year guarantee), and another issue that was on the initial snagging list (and in many other flats), so we have asked them to replace the bath, as the repair is not satisfactory. They are refusing.<br />
<br />
Where do we stand with this? What should be our next step? They admit the chip was their fault, but aren't willing to fix it. I know it's &quot;just a chip&quot;, but it looks awful, and we're looking to sell soon. <br />
<br />
I'm presuming it's just a cheap enamel bath (so £100), but what would it cost to get someone in to replace a bath? £100? i.e. would we be within our rights to ask them for £200 (or whatever it would cost for similar bath and labour) to do the work ourselves.<br />
