I am a new homes historian and i hope i can help many of you on here and perhaps help me on a few of my on-going projects, My main job is a landscape gardener, so i am able to offer advice on any garden related issues i have a huge amount of experience with gardens on new build homes, <br />
I also am a researcher of new homes and i have extensive information on most new home builders from the 70s until now, i am also working on a few projects researching the good the bad and the ugly of some of the uks largest home-builders past and present. If you have a new home and you would like to know the origin of the design or where else its being built i can help..<br />

P.s i am after speaking to anyone who was involved in the tarmac housing division including mclean homes, midland and general homes, tarmac homes, thamewey homes and rivermead, have you lived in one?? please contact me to help with a ongoing project.</div>

			<content:encoded><![CDATA[<div>I am looking for advice from this forum please. We have just moved into a new house, which has integral garage that faces North. Over the last few days I have noticed that any rain blowing onto the garage door falls onto a short length of concrete under the door and flows into the garage. The Site Foreman has looked at this and tried to fob me off with a couple of excuses; they will fit a metal/rubber strip behind the door to stop water flowing inside garage, and that NHBC rules do not consider the garage to be an inhabitable part of the house. Further more, any rain is allowed to fall through garage wall will drain into the cavity wall. This last point scares me!  :eek:<br />
<br />
There is a drainage gulley at the end of the drive next to pavement, but nothing next to garage door. The driveway is flat with no slope, so any surface water will find its own level (through the garage door?). We only have the coarse tarmac at the moment, and any rain drains into this. I am proposing that a gulley be installed infront of garage, and that the front concrete section of garage floor is lowered to make water flow into the new gulley.<br />
<br />
Are there any Building Regs that can support my request, or better, refute the Foreman's view that water is allowed to drain into cavity walls.<br />

Just a quick question. I've just moved into a new build property built by Taylor Wimpey and as part of the deal the fencing was included in the purchase price. We have had new fencing to both sides of the rear garden but the fencing at the bottom is about 2 years old as it was erected to fence off a parking area for the houses at the back, however, we are responsible for it.The problem is that it's warped in places and is generally not in very good condition. Does anyone know whether we're entitled to having the entire fence relaced or are we expecting too much?<br />
Any help or advise would be greatly appreciated.<br />

MK are useless they keep fixing the balcony above but it just leaks again within weeks or months. The NHBC don't care about this a long as the builder keeps fixing it. Surely when you buy a home it should be wind and water tight and if its not you should be able to get a refund? Anyone got simlar problems or suggestions?</div>

			<content:encoded><![CDATA[<div>I purchased a flat about 2 years ago from Wimpey ; I am the second owner and I find the soundproofing to be extremely poor to the point where I cannot wait to move out and find somewhere else. The main problem is the flanking noise from the flat upstairs. All it takes is for them to drop something heavy or walk in platforms, flipflops and thats it. I get to hear every squeak, every bang from the cupboard, footsteps, the sound of someone sitting heavily on the sofa. . NHBC won't touch it as this is not covered and Wimpey have assured me &quot;ha ha&quot; that the soundproofing was tested as excellent and I am obviously mad. I hear less from the floor of my parent's home upstairs. In fact I hear nothing. It is shocking that they have got away with this.  It is about 5 years old.</div>

The gardens back onto a retaing wall around 2m high. The land drain is simply a perforated pipe with lots of gravel on top. So a chance the gravel could clog up and the garden not drain properly. My question is who maintains this as if it ever had problems, to replace it would be a huge undertaking. As i wasnt told about it either should i complain if it is my responsibility?</div>

After 3 and a half years Gladedale have finally provided us with the allocated car parking space that came with our apartment. The white lining has been carried out today and according to our deeds there should be 7 spaces allocated to residents and 2 visitor spaces. <br />
<br />
We have only been given the residents spaces and they have put no visitor spaces. We thought that visitor parking had to be provided, does anybody know if they have broke regulations by not providing this?<br />

At first they tried to push us into using their mortgage broker, Oh yes he found us a mortgage but the set up fees alone were £2000 which is considerably more that what we could find, and the monthly repyments were more than the mortgage we had found. Guess what Countryside properties were not happy that we didn't go with their mortgage broker. Next we get a survey done on the house and its is valued at £182000, £13000 less than what they were asking. Oh dear we upset them again, then it was a case of change lender who will meet the asking price. Next it goes all the way to head office who agree to lower the price to £189950 if we can add  £5000, to what the survey / valuation stated it was worth £182000 ( Oops Some one there can't add up as even this only adds up to £187000, and yes i do have this conversation on my phone. ) Also they are refusing to allow us to approach another lender who we have been in talk's with and will offer the full amount and will not take any builder incentives into consideration. Finally they now say find the extra money or you don't get the house oh and you won't get your £1000 reservation fee back. lastly there is a possibility that they may try to saddle us with the cost of the part exchange as our home had sold and was going through. During this mess we were on holiday and me being the wife who is disabled was and his trying attend my clinic appointment's in peace. I am urging anyone to stay away from this builder they don't talk.<br />

But finally we got the keys and that is a great feeling like all 1st time buyers would have..! All over Bloor Homes, has provided the best service. You would except few minor problems but that is not major issue... Bloor Sales staff and Builders are so friendly, I can not say each person name but thanks to all staff who has given a us chance to finish our dream house...!Finally i would like to say all 1st time buyer is that BLOOR HOMES best Value for Money since 35years and i hope in future they provide better and bigger service. Within months there were faults, by December it was deemed unsafe to use and was switched off. I was PROMISED that a solar system engineer would be sent ASAP - it is now MAY and I still have not heard a thing, depsite chasing numerous times through their plumbing contractors. I am going to compare this year's bills with last year's and bill the difference to DWH!!!<br />

Unfortunately the threat of legal action was necessary to get them into gear. We have a very good couple of tradesman that have done a number of good jobs for us paid for by Antler and as you have experienced many are not so good are more common.<br />

Two and half years on we still have no completion certificate and the banking of our garden, and the garden plus 2 neighbour gardens, have subsided.  Negotations are on going between the builder and the council but they are slow and we are stuck in the middle.   Can we sue builders and win?<br />

we move dinto our new build home last July and since August last year we have had constant damp issues in our lounge and now our hallway.<br />
<br />
The lounge damp is in the exact same area since the firts time we raised the issue with the builder.<br />
<br />
They have sent a roofer out a few times and told us everything is sorted on each occasion BUT still the damp is there and they are very, very slow in getting things sorted.<br />
<br />
It has been 12 months and we are currently living in our bedroom due to damp spreading around plau sockets in the lounge and tv sockets.<br />
<br />
Can we claim compensation at all, seeing as it is been constantly with us for a year ?!<br />
<br />
