    As I said underneath it means "Let the buyer beware!"

    In other words a buyer should make sure he is aware of the pitfalls of buying a particular house from a particular house builder.

    Yes I know what Caveat Emptor means
    there is no way that we could have been aware of the problem that has cropped up.

    Considering the many many thousands of new homes that are built, not all of them are being complained about. Yes there are issues and I have one, but overall I am happy with my house. The after sales service is abysmal and that I believe is something new buyers should be aware of, they should discuss this in the sales office before they sign on the dotted line, I wish we had.
    We have now involved Solicitors, they hopefully will have more luck with a response than we have had.
    word of advice to new buyer...check and double check the boundary, get the sales person to show you on a built property where the boundary lies

    No, but now others will which was my point.

    I would agree that not all complaints are being publicised but I very much doubt that there are many (if any) new homes built that are without defects and faults ie perfect.

    Do you think any sales advisor would say "yes our after sales service is not very good"

    The boundary on a similar property may have been dealt with differently to the home you may be buying. By all means get clarification of the boundary and ownership before buying and if possible in writing.

    I am not niave enough to think a sales adviser would admit their after sales service was crap. But they should be asked on HOW they deal with any issues and how quickly.
    Every completed house on my street and several in the adjoining, with grass/driveway boundary has the same boundary problem.

    Well blow me down, a neighbour with similar boundary problem was visited by site manager today and the driveway next door is being extended to the boundary. Fingers crossed this will apply to all of us. I may have had a visit but was at work so dont know.
    Now if they would just tackle the flooding.

    Well done. If you are at work they should put a note through your door!

    I hope they dont just add a small strip of new tarmac along the enge of your driveway. This will subside and break up quite quickly in my opinion.

    Well neighbours driveway was widened and they used lockblock to match rest of drive....but guess what..the rest of us have to pay to widen ours. apparently we knew that the 1ft to almost 3ft in some cases of grass verge next to drive was ours. I am really confused, boundary marker was not put in position until maybe three to four weeks ago, then and only then were we aware there was an issue. One neighbour has already paid privately to widen his, no way in hell am I doing same.

    Whether it is driveway or grass, it really depends on what is shown on the plans and sales particulars.

    The fact is that you now have more land than you thought you did.

    However, it does seem a bit of a mess especially as it affects so many new homes on this development.

    Well site is now a ghost site, tradesman paid off and builders have gone. Any snagging issues will only be dealt with if there is two days work for whatever trade is required!!
    No more drives have been done..one waterlogged garden has been drained and pipes etc laid., eleven more to do. Several foundations have been laid but there will be no more building work done, homes will be built as and when sold.
