I moved into a David Wilson house in October 2007. After numerous issues in the house, things settled down. I eventually decided to fix any problems myself as I found their workforce to be on another wave length.
Months after moving in I found that there wasnt any insulation fitted between any of the bathroom or en-suite walls. They eventually appeared, cut down some of the partitions and fitted the insulation in 2 en-suites and 1 bathroom.
I now find after experiencing a water leak on my first floor verandha that NO insulation is fitted in the garage ceiling or downstairs sitting room. There are another 9 Town house in our development, and another 40+ houses. My assumption is that NONE of the houses are adequately insulated to Scottish Building Standards. It is simply a case of " out of site out of mind ". The builder has a duty to build a property to certain SAP regulations but in the case of Barratt Homes, they just seem to please themselves. I have registered the complaint with Barratt some 2 months back but I havnt had the courtesy of a reply. New House Owners Please Beware.
The LEAK on the first floor appears to be coming from an expansion joint which was only part completed. DO NOT SIGN OFF YOUR SNAGGING DOCUMENT UNTIL 100% OF YOUR COMPLAINTS HAVE BEEN MET.
I wholeheartedly agree with Phil G. Dont sign off anything until you are 100% happy.
Regarding the missing inuslation this is hard for a final inspector to check. I would suggest that you take a 4" nail with you and make a small hole and push the nail or a pencil up to see if the insulation can be found. It normally offers a bit of resisitance to the pencil or nail.
This just shows how bad the site supervision was on this development and how little anyone cares these days. The dryliners should have brought this to the site manager's attention not just blitzed on with their work!
