Again, not quite as simple as that. By my estimation, using an industry standard method of measurement and schedule of rates, the cost of fixing the major snags alone would be in excess of £25K. Mind you this all depends on which methods they are going to use???

This is where the dispute lies. Bett Homes / Gladedale have for years refused to tell me:

1 When they will be coming to do the works.
2 What they are going to do when they appear and
3 How they are going to go about it.

No. 1 is pretty fundamental I would have thought – how can I take time off to let them in if I don’t know when they are coming??????

No. 2 is again pretty fundamental – how can I clear the work area of personal effects of I don’t know what or where the work area is going to be??????

No. 3 is a bit more serious – If they are going to do major structural work, will they be using scaffolding? Do I need safety gear or should I stay well out the way? Will I lose access to the house while the work is being carried out? Can I still live in the house when the work is being carried out? And so on.

I just don’t know. Bett Homes / Gladedale have stated they will fix the snags and we have the NHBC Resolution report which documents most of the snags, some are not in the report but Bett Homes / Gladedale have confirmed in writing that they will attend to these as well. They just won’t tell me when they are coming, what they are going to do and how they are going to do it.

Maybe this is why they are using the heavy tactics, because the work required may attract a lot of attention from other people who may start to check their own properties more thoroughly. I don’t know, but targeting a customer’s family member just isn’t on in my opinion. Who would have thought that buying a house from a company such as Bett Homes / Gladedale could be so dangerous? Or it is just me and my partner who have been singled out? Just hope nothing happens to our children.
